Overview The Senior Project Manager (SrPM) is responsible and accountable for managing and delivering construction projects, ensuring adherence to schedule, budget, quality, safety, and organizational policies. Responsibilities Project Management: Involvement in preconstruction and project estimates as required, including fulfilling the Bid Captain role. Procurement and risk management: Manage the procurement of project bonds and insurance requirements. Planning and execution: Manage the planning and execution of construction projects. Scheduling and workflow: Develop construction schedules and overall workflow, incorporating activities from other departments (VDC/BIM, pre-fab, etc.). Financial management: Develop project financial information including budgets, projections, billing, collections, cash management, and invoice approval. Change management: Manage the creation, review, submission, and negotiation of change orders. Procurement and purchasing: Manage the solicitation of quotations, quotation review, and purchasing. Contracts and compliance: Review and ensure compliance with project contracts. Subcontract management: Manage subcontract composition, negotiation, and management of subcontractors. Permitting and inspections: Manage the permitting and inspection process. Labor and materials tracking: Track labor, earned value, rentals, and materials. Standards and governance: Ensure adherence to Cleveland policies, procedures, and processes. Incident reporting: Involve in incident reporting and investigations on projects as necessary. Milestones and deliverables: Track milestones, timelines, and deliverables to keep projects on schedule. Documentation: Ensure all required project documentation is prepared, reviewed, and submitted per project documents and Cleveland standards/best practices; ensure documents are stored and accessible. Reporting: Manage Cleveland standards for project reporting (financial projections, labor tracking, cash management, etc.). Team leadership: Direct and support field and project management personnel, helping to resolve issues and facilitate progress. Constructability input: Provide input during VDC/BIM and pre-fab processes to support constructability and maintain budgets. Quality and safety: Monitor construction activities to meet project schedule and quality standards; ensure QA/QC and safety functions comply with standards. Site coordination: Facilitate/schedule jobsite meetings and promote collaboration among project members/departments; attend coordination meetings with contractors and customers. Performance and customer relations: Accountable for overall project and team performance (including financial performance) and cultivate relationships with customers for potential repeat business. Risk management: Manage risk mitigation plans as required. Reputation and values: Maintain Cleveland’s positive reputation and uphold core values. Mentorship and process improvement: Actively mentoring/training other PMs and helping to improve company processes; provide guidance to project teams as necessary. Education/Experience College degree or relevant field experience preferred. High school diploma or equivalent required. 5-7 years of experience in a construction project management role. Ability to develop, understand, and analyze project schedules. Ability to review and comprehend standard construction contract language. Ability to negotiate with customers and value work for estimates and potential change orders. Understanding of industry best practices for safety and quality. Fundamental understanding of local building codes and the National Electrical Code (NEC). Understanding of Project Management principles and local union contracts or maintenance agreements. Exhibits leadership qualities with potential to lead a team. Ability to identify project risks and develop mitigation plans. Annual Review And Professional Development The Senior Project Manager (SrPM) will undergo an annual performance review with their Group Manager (GM) or Vice President (VP). This review will assess strengths, areas for improvement, and progress in professional development goals. The review process may include multiple sessions throughout the year to ensure ongoing communication, support, and opportunities for growth.
