Market Officer - Industrial

The firm is very well-capitalized. We are seeking a Market Officer/Market Lead to run their Florida/Southeast Industrial Development and Acquisition platform. This person will sourcing land and income producing properties full cycle. This person will get % in deals. KEY RESPONSIBILITIES Source and execute acquisitions of industrial land sites and income-producing industrial assets across targeted markets. Identify speculative and build-to-suit development opportunities through broker relationships, direct owner outreach, and market intelligence. Lead underwriting and financial analysis for acquisitions and development opportunities, including market comps, rent analysis, development budgets, absorption assumptions, and return metrics. Prepare investment memorandums and present opportunities to internal leadership and investment committees. Negotiate letters of intent, purchase agreements, joint venture structures, and other transaction-related documentation alongside legal counsel and leadership teams. Manage due diligence efforts including environmental, geotechnical, survey, title, zoning, utility, entitlement, and third-party consultant coordination. Collaborate closely with development, construction, leasing, and capital markets teams throughout the lifecycle of projects and acquisitions. Maintain strong relationships with brokers, landowners, municipalities, economic development groups, tenants, capital partners, and industry professionals within the region. Track market activity, industrial fundamentals, tenant demand trends, new supply, land availability, and capital markets dynamics. Assist with capitalization efforts, lender relationships, and investor presentations as needed. Support leasing strategy, tenant negotiations, and asset-level business plan execution for stabilized and development assets. QUALIFICATIONS 8–15+ years of experience within commercial real estate acquisitions and/or development with a strong focus on industrial product. Demonstrated experience sourcing and executing industrial land acquisitions and income-producing industrial investments. Strong understanding of industrial development including site selection, entitlements, construction process, leasing dynamics, and asset stabilization. Existing relationships within the industrial brokerage, ownership, development, and capital markets community preferred. Proven experience underwriting industrial acquisitions and development projects utilizing Excel, Argus, and financial modeling tools. Experience negotiating transactions including LOIs, PSAs, leases, joint ventures, and development-related agreements. Strong understanding of industrial market fundamentals, tenant demand drivers, and capital structures. Ability to manage multiple transactions and projects simultaneously within a fast-paced environment. Entrepreneurial mindset with strong communication, organizational, and relationship management skills. Bachelor’s degree required; Real Estate, Finance, Business, or related field preferred. PREFERRED BACKGROUND Industrial developer, owner/operator, REPE platform, institutional investment firm, or vertically integrated industrial company experience strongly preferred.
