Senior Project Manager - Waterproofing/Joint Sealants

Company Description

Sparkle Painting Co., Inc., founded in 1979, is one of the country’s leading specialty commercial contractors, performing painting, waterproofing, joint sealants, fireproofing, industrial flooring, and other specialty scopes on some of the largest and most prominent construction projects in the country. With operations throughout the Mid-Atlantic and a growing presence in the Carolinas and Southwest, Sparkle has the resources, relationships, and project opportunities to support continued expansion nationwide.

Position Overview

Sparkle is seeking an experienced Senior Project Manager to help lead and grow our Waterproofing & Joint Sealants Division. This is a key position within a rapidly growing division and is intended for someone who wants significant responsibility, exposure to major projects, and the opportunity to help build a business unit.

The Senior Project Manager will have ownership of multiple waterproofing and joint sealant projects from turnover through closeout, including financial performance, scheduling, procurement, manpower planning, subcontractor coordination, change management, billing, and client relationships.

This is not simply a project administration role. We are looking for someone who understands specialty construction, can take control of projects, solve problems in the field, protect profitability, and develop strong relationships with general contractors and customers.

Key Responsibilities

• Manage multiple waterproofing and joint sealant projects simultaneously from award through closeout
• Own project budgets, cost projections, profitability, billing, change orders, and financial performance
• Review contracts, drawings, specifications, submittals, and project requirements
• Coordinate material procurement, manpower, equipment, schedules, and field operations
• Work closely with superintendents and field leadership to ensure projects are properly staffed and executed
• Manage waterproofing systems, joint sealants, expansion joints, traffic coatings, air barriers, and related specialty scopes
• Identify scope gaps, changes, and additional work and effectively manage change orders
• Build and maintain strong relationships with general contractors, owners, manufacturers, and project teams
• Participate in project turnover, preconstruction, scheduling, progress meetings, and closeout
• Help establish processes, develop the team, and support the continued growth of Sparkle’s Waterproofing & Joint Sealants Division

Qualifications

• 5+ years of commercial construction project management experience preferred
• Direct experience in waterproofing, joint sealants, expansion joints, air barriers, coatings, or related building-envelope scopes strongly preferred
• Strong understanding of construction drawings, specifications, contracts, schedules, and cost management
• Proven ability to manage multiple large projects simultaneously
• Strong financial and commercial understanding of project profitability and change management
• Ability to work effectively with field personnel, general contractors, manufacturers, and customers
• Highly organized, accountable, decisive, and comfortable operating in a fast-paced construction environment
• Experience with Procore or similar construction management software preferred

The Opportunity

This is much more than a traditional Senior Project Manager position. Sparkle is actively investing in the growth of our Waterproofing & Joint Sealants Division, and we are looking for someone who wants to grow with it.

The opportunity and ceiling for this role are significant. Our existing customer relationships and national reach create opportunities to expand the division into new markets across the country. The right individual will have the opportunity to take on increasing leadership responsibility as the division grows, with a potential career path toward territory leadership or a national leadership role within the Waterproofing & Joint Sealants Division.

We are looking for someone who wants to build something, not simply inherit a book of projects. As the division grows, the opportunity to grow with it is wide open.
