Digital Marketing Manager

Caster Properties/A-1 Self Storage currently owns and operates 53 self-storage facilities throughout California. In business for over 65 years our family-owned company headquartered in San Diego is one of California's premier self-storage companies. We are a real estate development and property management company with a team of 150 Associates throughout California. 

We are currently looking for a Digital Marketing Manager to work out of our corporate office in San Diego. This position is responsible for coordinating the marketing, advertising, social media, reputation management, and the implementation of Ai marketing strategies for A-1 Self Storage. 

This position is also responsible for driving the implementation, communication, and ongoing support of customer-facing tools and initiatives related to the sales and customer relationship management processes.

Summarized Qualifications and Skills:

• Minimum of 3-5 years experience working in digital marketing 
• Bachelor’s Degree in marketing or other business-related field preferred 
• Proficient in Microsoft Office Suite 
• Excellent verbal and written communication skills 
• Experience working with Google Analytics, Reputation Management Software & Citation Management systems. 
• Experience managing a digital marketing strategy for a multi-location business 
• Expert at maintaining consistent branding and messaging across a digital and brick-and-mortar portfolio 
• Project management experience 
• ROI and marketing performance analysis 
• Experience creating large signage and display advertising 
• Must be an experienced graphic designer with mastery of Canva, Photoshop and other applicable Adobe creative suites

Digital Marketing Manager Job Description:

MARKETING DUTIES 

• Coordinates with website vendors and the Director of Storage Operations and President in developing and executing effective search engine optimization, social media optimization, and conversion rate optimization strategies for A-1 Self Storage and A-1 Car Storage websites with the goal of generating higher SERP rank, increased targeted traffic, higher lead generation and stronger conversion rates. 
• Using various analytic tools, measures the efficacy of pay-per-click campaigns, and monitors Google Rankings, social media platforms, etc. 
• Suggests and evaluates changes to the platform in an effort to increase inquiries, reservations, site visits, page visits, etc.
• Ensures the websites are accurate and current, and ensures that changes to the platform are made in an accurate and timely manner. 
• Responsible for all marketing platform content including necessary updates, troubleshooting and problem resolution.
• Maintains, builds, and monitors A-1’s local citations to ensure data accuracy and maximum local SEO benefit. These include, but are not limited to: Google Business Profile, Yelp, Facebook Places, Bing Places, etc. 
• Evaluates the effectiveness and tracks the results of misc. web listing, social networking sites and paid website advertising postings. Those include but are not limited to: 
• Misc. web listing sites – Craigslist, City Search, Merchant Circle, etc. 
• Social networking sites – Facebook, Twitter, Instagram, Nextdoor, YouTube etc. 
• Paid website advertising sites – Google Ads, Yelp, etc. 
• Ensures that website and internal processes meet current regulations; i.e., PCI, CCPA WCAG compliance. 
• Creates and coordinates content for A-1 blog, ensuring that the content is optimized for maximum SEO benefit. This includes working with SHI to strategically produce content on charitable donations. 
• Researches links, websites, and new web technologies for recommendation and implementation. 
• Creates, monitors, and adheres to the company’s annual digital marketing budget. 
• Creates and adjusts monthly and quarterly Google Ads and Yelp ad campaign budgets based on individual stores’ occupancy and revenue statistics. 
• Orders and designs branded signage and promotional materials for stores. 

CUSTOMER EXPERIENCE DUTIES 

• Serves as a liaison between Marketing, the Storage Department, and third-party vendors that connect customer needs to solutions. 
• Works closely with the company’s sales center to identify trends, customer sentiment, and use feedback to improve brand messaging and lead acquisition efforts. 
• Monitors and improves performance of AI customer service tools (ie. after-hours AI voice agent) 
• Actively monitors and assesses customer facing tools such as online rentals, customer portal, and Xpress Pay to ensure they are functioning as intended. Immediately addresses high-priority concerns and enhancements with the appropriate vendors. 
• Develops and executes an ongoing online reputation management strategy, ensuring that all activities meet current platform guidelines. Actively monitor, track, and respond to online reviews in order to address customer concerns and/or promote customer satisfaction. 
• Works with vendors to ensure inappropriate or inaccurate negative reviews are removed. 
• Leverages existing and new technologies to deliver best-in-class customer experience. 
• Works closely with Sales Center Manager, Director of Storage Operations, and Director of IT to ensure the inbound call flow is efficient for both the customer and the company. 

MARKETING DUTIES 

• Coordinates with other web site vendors as needed 
• Creates and monitors email marketing campaigns, to include the production of newsletters, and ensures we optimize for maximum SEO benefit. 
• Creates engaging video content for paid social media and ad campaigns 
• Designs and executes all marketing plans ex: college marketing plans, new store openings. 

VENDOR RELATIONS 

• In conjunction with the Director of IT, Director of Storage Operations, Sales Center Manager, helps to build, maintain, and manage vendor relationships/expectations/projects.
• Reviews vendor contracts & terms 

AI DUTIES 

• Hands-on experience using generative AI and marketing automation tools to support content development, campaign optimization, customer engagement, and workflow efficiency. 
• Ability to evaluate, implement, and monitor AI-powered marketing and customer service tools, including chatbots, voice agents, personalization platforms, and predictive analytics. 
• Strong prompt-writing and AI-assisted content-editing skills, with the ability to maintain brand voice, accuracy, accessibility, and search engine optimization standards.
