PrimeSpace Capital (“PSC”) is a vertically integrated real estate investor and developer located in New York City. PSC is currently focused on the development of Class A self-storage facilities. PSC’s storage portfolio consists of more than 7,200 active units with an additional 3,000 under construction. PSC acts as it own General Contractor for all of its projects throughout the United States. PSC’s office is in the Financial District in New York City.

The Opportunity

The Operations Associate will be overseeing a portfolio consisting of 1.5M sq ft of primarily 3rd Party Managed self-storage facilities, and approximately 50k sq ft of retail tenants. This role is responsible for supporting overall property performance, coordinating with onsite teams and third-party management companies, overseeing maintenance and operational initiatives, and ensuring high standards of customer service, compliance, and profitability across the portfolio. The ideal candidate is highly organized, detail oriented, proactive, and able to thrive in a fast paced, multi-site environment while effectively managing multiple priorities and deadlines.

Responsibilities

• Complete monthly on-site inspections to ensure properties are clean, safe, well maintained, and follow brand standards.
• Oversee customer activity through third party reporting systems and online reviews. Make recommendations for actionable directives based on findings.
• Collaborate with our 3rd party management teams to identify and implement ways to improve operations, reduce costs, and maintain customer satisfaction.
• Quote and coordinate insurance renewals, tax assessments and similar time sensitive deadlines in a responsible manner.
• Anticipate and manage cap ex improvements throughout the properties as needed.
• Assist in coordinating onboarding and offboarding processes for third-party management companies and support transitions between operators as needed.
• Coordinate and organize operational, financial, and property-related documentation during asset sale and disposition processes.
• Oversee retail tenant leases, rent collection, CAM reconciliation, lease up, renewals, terminations, turn overs, maintenance requests and tenant communications.
• Monitor capex issues and maintenance requests and proactively follow up on project timelines, vendor responses, or internal requests to ensure timely completion.
• Perform data entry in systems such as RentManager, QuikStor, and Microsoft Excel. Work closely with the senior Asset Management team to create and implement new strategies to encourage properties overall growth.

Qualifications

• 2–3 years of experience in real estate, property management, asset management, operations, or a related field.
• Strong organizational skills with exceptional attention to detail.
• Proficiency in Microsoft Excel and Microsoft Office Suite.
• Excellent written and verbal communication skills.
• Ability to manage multiple projects and deadlines simultaneously.
• Self-starter with strong problem-solving and analytical abilities.
• Experience with self-storage, retail, or commercial real estate is a plus.
• Familiarity with Rent Manager, QuikStor, or similar property management systems is preferred.
• Willingness to travel periodically for property inspections and portfolio oversight.
