Snapshot / Role Overview

We're seeking a Senior Project Manager in Honolulu, HI to run complex commercial mechanical construction projects for a multi-trade union mechanical contractor. You will own delivery, financial performance, and risk on healthcare, education, hospitality, federal, and industrial work from preconstruction through closeout.

Impact

• Act as the owner-facing leader on some of the most complex mechanical projects in the state.
• Protect margin through accurate forecasting, disciplined change management, and tight buyout.
• Set the standard for how project teams, superintendents, and subcontractors execute.
• Deliver work that turns owners and general contractors into repeat clients.

Responsibilities

• Manage HVAC, plumbing, piping, sheet metal, and fire protection scopes from award through warranty.
• Administer contracts: scope validation, RFIs, submittals, schedules, reporting, and change orders.
• Master the estimate and budget, then own cost projections, billing, and cash flow.
• Build manpower loading and project schedules with field superintendents and division managers.
• Lead buyout and procurement of major equipment, long-lead items, and subcontractors.
• Govern submittal and shop drawing quality through BIM, fabrication, and construction phases.
• Run kickoff meetings, weekly project reviews, and jobsite walks.
• Oversee subcontracted work and hold trade partners to schedule, quality, and safety.
• Serve as the primary contact for owners, general contractors, consultants, and internal teams.
• Mentor project engineers and assistant project managers.

Requirements

Must-Haves

• 7+ years managing commercial mechanical construction projects at a mechanical contractor, with HVAC, plumbing, piping, or sheet metal scope ownership.
• A record of delivering complex commercial, healthcare, education, hospitality, or institutional projects from preconstruction through closeout.
• Strong financial command: budgets, forecasts, cost control, change orders, and project profitability.
• Direct, assertive leadership with the emotional intelligence to move people at every level of a project.
• Willingness to relocate to Oahu.

Nice-to-Haves

• Federal contracting experience (USACE, NAVFAC) and working knowledge of FAR.
• Long tenure and progressive growth with prior employers.
• Procore, Autodesk Build, Bluebeam, and Viewpoint.
• Prior experience in Hawaii or Pacific markets.

Compensation & Logistics

Competitive salary depending on experience. Full-time, on-site in Honolulu, HI. Relocation to Oahu required.
