About Our Client

We are currently searching on behalf of our client, an established Hawaii general contractor with a strong track record in residential, commercial, and retail construction. Their recent work includes an airport renovation, a private school campus, a resort hotel, a neighborhood shopping center, and a country club renovation. Projects typically range from $15M to $100M.

The Opportunity

Our client is adding a Senior Project Manager to lead projects on Oahu. You will own your projects from preconstruction through closeout and lead the project managers and engineers who support them.

What You'll Do

Project Leadership: Take full ownership of $15M to $100M projects from preconstruction through closeout.

Budget and Financial Performance: Develop and manage project budgets, track costs, forecast accurately, and protect project margin.

Contracts and Procurement: Negotiate and administer owner contracts, subcontracts, buyout, and change orders.

Schedule and Milestones: Build and maintain project schedules, drive milestones, and resolve delays before they impact delivery.

Field Coordination: Work closely with superintendents to keep field operations aligned with the project plan.

Safety and Quality: Enforce safety programs and quality standards on every job site.

Client and Ownership Reporting: Serve as the primary point of contact for owners, architects, and consultants, and deliver regular progress and financial reports.

Documentation: Oversee RFIs, submittals, meeting minutes, and all project records.

Closeout: Manage punch list, turnover, warranties, and final billing.

Stakeholder Relationships: Build long-term relationships with owners, subcontractors, and suppliers that lead to repeat work.

Team Leadership: Mentor and develop assistant project managers and project engineers.

What You Bring

Experience: 12 to 20+ years of construction project management experience with a general contractor.

Relevant Project Background: Proven experience managing commercial, retail, hospitality, institutional, or residential projects.

Project Scale: A track record delivering projects of comparable size and complexity.

Financial Acumen: Strong budgeting, cost control, and forecasting skills.

Contract Knowledge: Solid understanding of owner contracts, subcontract agreements, and change order management.

Leadership: A history of leading, developing, and holding project teams accountable.

Communication: Clear, confident communication with owners, design teams, and field staff.

Market Background: Hawaii experience is preferred. Mainland candidates with experience at large national general contractors are encouraged to apply.

Compensation & Benefits

Salary Range: $160,000 to $200,000 annually, depending on experience.

Health: Medical, dental, and vision coverage, covered 100% for employee and dependents.

Vehicle: Car allowance and company vehicle.

Bonus: Discretionary annual bonus.

Retirement: 401(k) with company match up to 4%.

Time Off: 15 days of PTO per year for the first five years, and 20 days per year after five years.
