It all starts with our purpose and then, The Five Below Way, which is our values and behaviors that each and every associate believes in.It’s all about culture at Five Below, making this a place that can inspire you as much as you inspire us with big ideas, super energy, passion, and the ability to make the workplace a WOWplace!RESPONSIBILITIES:Execute a comprehensive and strategic real estate market plan throughout entire real estate lifecycle for assigned territory with oversight of Sr. real estate managerCollaborate closely with local broker teams & Manager of Analytics/Senior Real Estate Manager to develop, refine and execute market planCollaborate closely with construction, design, facilities, finance and asset management to ensure successful store launch from site identification, to opening and throughout the store lifecycleResponsible for site selection of new store locations and existing store repositioning opportunities with oversight of Sr Real Estate ManagerEffectively manage local real estate broker teams to maintain required standards for executing new store growth plansConduct field tours with key stakeholders of potential and existing locationsWork closely with legal counsel (and Sr. Manager) on all lease negotiations in assigned territoryManage a pipeline of LOI and lease negotiations simultaneously to achieve aggressive growth targets throughout near term and long term market planningPreparation of detailed LOI’s, comprehensive site approval packages and other financial based reports and analysis including site submittal packages for presentation at monthly Real Estate Committee (REC) meetingPresent proposed site approval packages at monthly Real Estate Committee (REC) meeting in assigned territoryFrequent travel to/within assigned territory to maintain a strong understanding of retail trade areas including traffic and retail patterns, demographic trends and market shifts, as well as proactively planning for targeted future opportunitiesFrequent communication with operational partners and periodic presentations/meetings to review strategy and priorities for new store & potential relocations within assigned territoriesDevelop/maintain relationships with key developers, while effectively communicating with and managing expectations of external business partnersAttend/represent Five Below at select Regional & National ICSC ConventionsAssist the real estate team with ad-hoc projects as assigned, leveraging individual strengths, skills and relevant experience.QUALIFICATIONS:Bachelor’s Degree or Master’s Degree in Business Administration or real estate/finance related concentration is preferred3+ years of experience in retail real estate field is required1+ years previous experience in market planning, site selection & deal negotiationExperience managing third party service providers, including local market brokers and outside legal counselSuperior communication, presentation, analytical, and problem-solving skills, with demonstrated ability to understand the audience and customerStrong negotiation and transaction management skillsStrong ability to work in an ambiguous environment, identify and solve problems, and manage changeAbility to recall information easilySelf-motivated with critical attention to detail and deadlinesStrong understanding of real estate practices and related legal principlesMust be able to travel frequentlyExplore our benefits site to discover all the perks and support we offer!
