Virtual Real Estate Underwriter / Acquisitions Analyst (Remote, PH Time)

We are looking for Virtual Professionals based in the Philippines. This is a fully remote position for the role of Virtual Real Estate Underwriter / Acquisitions Analyst (Remote, PH Time). Applications with an introduction video attached will be prioritized. Due to the fully remote nature of this role, it is important that candidates are comfortable communicating on video calls. Role Summary You are the gatekeeper of deal quality for our Austin, TX single-family and small multifamily acquisitions. You actively source, scrub, underwrite, and coordinate deals, ensuring only high-quality opportunities reach ownership for final decisions. You operate independently, quickly identifying missing data or disqualifying deals, and orchestrate the full analysis pipeline alongside our Acquisitions Lead. Filtering signal: This role is not for candidates who treat underwriting as clerical or wait to be told what to do. Core Responsibilities MLS Monitoring & Market Intelligence Scrub the Austin-area MLS daily to identify properties within our buy box Maintain a watchlist of overpriced properties that may become viable Track price reductions and market trends; recommend optimal offer timing Surface opportunities proactively; do not wait for leads to be assigned Deal Intake & Initial Scrub Review and classify all inbound opportunities (agents, wholesalers, on/off-market) Categorize deals as Pass, Keep (needs more info), or Escalate (requires immediate attention) Maintain accurate, up-to-date tracking systems and adapt templates as needed Underwriting & Pro Forma Development Gather property, comparable, rental, and market data; identify information gaps Build and maintain deal pro formas using provided models; calculate MAO and cash-on-cash returns Evaluate multiple exit strategies (flip, BRRRR hold, ADU/DADU, condo sale) Update underwriting continuously as new data comes in Present clear investment recommendations with supporting rationale Deal Orchestration & Coordination Coordinate underwriting once a deal shows potential Schedule property walkthroughs and coordinate inspections with the Acquisitions Lead Collect and verify photos, videos, and property condition reports Prepare complete, organized deal packages ready for ownership review Data Management & Organization Maintain clean, version-controlled deal files in Google Sheets, Smartsheet, Dropbox, and MLS Create new tracking sheets or templates as needed Agent & Wholesaler Communication Serve as first point of contact for inbound deals Collect critical information and maintain professional relationships Defer all negotiations and offer discussions to the Acquisitions Lead Communicate clearly and quickly; response time matters in competitive deal flow Requirements (Non-Negotiable) 3+ years hands-on US real estate underwriting experience (single-family & small multifamily, value-add focus) Proven ability to independently make Pass/Keep/Escalate recommendations Deep understanding of ARV analysis, comps, investor buy boxes, pro formas, and deal math Advanced proficiency with Google Sheets or Excel Strong understanding of US residential real estate financing structures and terminology Able to identify missing data, flag non-viable deals, and drive deals from lead to final analysis independently Tools MLS (access provided) Google Sheets, Smartsheet Dropbox, Google Drive Zillow, Redfin, county records Additional real estate research platforms as needed What We Actually Care About You actively identify gaps and disqualify weak deals before they reach decision-makers You maintain an organized, version-controlled deal pipeline You proactively monitor MLS and market trends to source opportunities You provide actionable, justified underwriting recommendations You communicate clearly and promptly with agents, wholesalers, and internal teams What This Role Is NOT A data-entry or passive tracking position A role for candidates who need step-by-step direction for every deal Responsible for negotiating deals or handling offers directly Suitable for someone uncomfortable analyzing small-scale residential investments Position Details Hours: Full-time, PH time zone; remote Structure: Long-term hire; performance-driven, high accountability Environment: Fast-paced, results-oriented, requires independent decision-making Application Instructions Submit a 1–2 page case study analysis of a property: Identify missing information and how you would obtain it Build a pro forma with your recommended MAO and projected cash-on-cash return Provide a clear Pass/Keep/Escalate recommendation with justification Benefits Paid Time Off (PTO) HMO Fully Remote Work #J-18808-Ljbffr
