Maintenance Technician - Enolia (Student Living)

Job Description This position performs technical and mechanical work ensuring the physical aspects of the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. Responsibilities Completes assigned work orders generated from resident requests for service, as well as preventative maintenance, diagnosing defects, and making repairs. Completes the “make‑ready” process to prepare vacant apartments for leasing and move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, and inspection of completed work. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items, tracking inventory, returning unused items, and notifying re‑ordering needs. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests are documented and tracked. Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing, performing general cleaning, and painting curbs and signage. Supports cost‑cutting and expense control programs by fixing rather than replacing parts, not being wasteful with materials and supplies, and using tools and equipment properly. Complies with safety and risk‑management policies, attends routine safety meetings, completes required training on OSHA and related laws, and reports accidents and incidents promptly. May periodically inspect work performed by contractors, vendors, and service providers to verify work and materials meet quality standards, scope, and specifications. Assists in conducting routine and periodic property inspections to identify safety concerns and communicate physical needs to management. Follows established policies and procedures by monitoring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility. Practices proper safety techniques, immediately reporting mechanical or electrical malfunctions, injuries, or other safety issues. Identifies areas for improvement and offers suggestions to improve efficiency and productivity. Keeps abreast of current changes in technology, processes, and standards, attending training, researching, or subscribing to professional publications. Physical Demands Incumbents must be able to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work inside and outside in all weather conditions and lift up to 25lb. independently or 50lb. with assistance. Rare or regular travel may be required. Must work a flexible schedule, including call during evenings, weekends, and holidays. Compensation Hourly range: $23.00 – $25.00 Additional Compensation: Many factors determine employee pay, including business requirements, prior experience, current skills and location. Corporate positions may participate in quarterly or annual bonuses; onsite positions may participate in weekly, monthly, or quarterly bonuses.
