Maintenance TechnicianThe Maintenance Technician at Reserves at Tidewater in Norfolk is responsible for performing routine maintenance, repairs, and preventative maintenance tasks for residential units, common areas, and building systems. This role supports safe, efficient property operations by responding to service requests, assisting with preventative maintenance programs, and ensuring compliance with company standards and life-safety requirements.Essential Duties and ResponsibilitiesMaintenance and RepairComplete routine maintenance and repair work orders in a timely and professional mannerPerform work order repairs involving plumbing, electrical, carpentry, appliances, and building systemsAssist with unit turns, including inspections, repairs, and readiness for occupancyRespond to emergency maintenance issues and participate in on-call rotations as requiredPreventative MaintenanceAssist with scheduled preventative maintenance (PM) inspections and servicesIdentify and report maintenance issues, safety concerns, and potential system failuresAccurately document completed work and inspection findings in the maintenance management systemComplete assigned PM tasks in accordance with established schedules and proceduresCompliance and SafetyFollow all safety policies, procedures, and use required personal protective equipment (PPE)Assist in maintaining compliance with life-safety standards, building codes, and company policiesVerify proper operation of smoke detectors, CO detectors, fire stops, and other safety systemsReport leaks, mold-related growth (AMG), and hazardous conditions immediatelyTeam and Property SupportWork collaboratively with other maintenance team members and property staffMaintain organized tools, equipment, and work areasProvide courteous and professional service to residents and staffSupport Service Manager, Assistant Service Manager, and senior technicians as assignedQualifications· High school diploma or equivalent· 1–3 years of maintenance or facilities experience preferred· Basic knowledge of plumbing, electrical, carpentry, and general repairs· Trade School Certification a plus· Ability to follow instructions and complete tasks independently· Willingness to learn and develop technical skills· Valid driver's license and reliable transportation· Ability to lift up to 50 pounds· Ability to climb ladders, access mechanical spaces, and work in varying weather conditions· Ability to respond to after-hours emergencies as requiredEqual Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
