Contract Senior Project Manager - Cold Dark Shell Development

Piper Companies is seeking a Contract Senior GFD Project Manager – Cold Dark Shell Development to join a leading organization in the pharmaceutical manufacturing industry. The role acts as the owner’s representative and lead delivery of a large‑scale cold dark shell facility within a parenteral manufacturing campus, ensuring alignment with safety, quality, schedule, and cost objectives while enabling future manufacturing operations. Responsibilities Lead overall project execution, including governance, strategy development, and coordination of cross‑functional teams (engineering, construction, procurement, and stakeholders) while driving decisions, resolving issues, and maintaining executive reporting. Oversee site development and infrastructure (roads, utilities, stormwater, electrical, and campus integration) alongside design and construction management of structural systems, foundations, building envelope, and fit‑out readiness. Manage project performance across cost, schedule, risk, procurement, and contractor oversight, ensuring compliance with safety standards, contract expectations, and quality objectives while implementing mitigation and recovery strategies as needed. Coordinate with future manufacturing teams and executive leadership to ensure facility readiness, long‑term expansion alignment, and successful stakeholder engagement throughout the project lifecycle. Requirements Bachelor’s Degree in Engineering, Construction Management, Architecture, or related technical discipline. 15+ years of capital project management experience and 10+ years leading large‑scale industrial, pharmaceutical, life sciences, manufacturing, or commercial construction projects. Proven experience managing projects exceeding $250 MM in capital value with strong expertise in project controls, contracting strategies, construction execution, and governance processes. Preferred experience in pharmaceutical or advanced manufacturing environments, greenfield developments, shell/core construction, and delivery models such as design‑build, EPCM, or CM at‑risk, with PMP certification as a plus. Demonstrated leadership, stakeholder management, business acumen, and communication skills with the ability to manage complex, multi‑disciplinary teams and competing priorities.
