Property Manager - Apartment Community

Monarch Investment and Management Group is looking for an experienced Property Manager to join our team at the Earl Apartments in Gainesville. The Earl is named after Gainesville native Thomas Earl Petty and adjacent to the Oaks Mall and HCA North Florida Hospital. We are offering up to $80k/yrs, bonuses, and great benefits including Medical Insurance, 2 weeks Paid Time off, and 9 paid holidays. We currently manage 80,000 apartment units in 26 states, making us the 10th largest multifamily owner in the country per NMHC (2025). In addition, Monarch's ownership also operates Monarch Ski Area near Salida, CO. Compensation and Benefits Available: $80,000 to $85,000/Year! Up to $4,800 in yearly bonus potential! Annual reviews with the opportunity for a raise up to 5%, every year Health Insurance through Blue Cross less than $50/ month for a comprehensive plan for yourself 401k with up to $4,000 annual match Dental Insurance (no cost for yourself) Vision Insurance Life Insurance 9 Paid Holidays Paid Time Off, 1 st Year = 80 Hours, 2-4 Years = 120 Hours, 5+ Years = 160 Hours 20% off rent at any of our owned communities, terms and conditions apply Paid additional training/school and tuition reimbursement program Yearly anniversary gifts Essential Job Duties and Responsibilities: Operates the property within the financial guidelines (The Budget) Makes recommendations to increase income, decrease expenses and grow net operating income Ensures property is leased at or above market occupancy and rent levels based on guidelines Ensures all property marketing is current, accurate, relevant and at its greatest effect Directs activities of all on-site personnel and maintains a great working environment for all Process all invoices generated by the property and insure they are paid in a timely manner Post, collect, track and manage delinquency of rental and other income Responsible for building and maintaining a community of residents through resident relations Ensure desired tenant renewals are being captured at the highest rate possible Knowledge, Skills and Experience required: Property Manager experience with 200 + units Must have 5+ Years' of property manager experience in multi-family housing Must have excellent computer skills and be able to navigate industry software Have excellent verbal and written communication English (bilingual Spanish a plus) This role requires pre-employment screenings that include a criminal background check, drug screening, and a credit review.
