Commercial Construction Project Manager

About the role

Reporting to the Director of Construction, the Project Manager will be responsible for managing commercial construction projects from pre-construction through closeout. This role requires hands-on experience working for a commercial General Contractor, with direct responsibility for project financials, schedules, subcontractor management, procurement, documentation, and overall project execution.

This position is intended for candidates with hands-on General Contractor project management experience. Experience primarily in owner representation, facilities management, engineering/design, property management, or program management without direct GC project execution may not align with the requirements of this role.

What you'll do

• Own full project lifecycle management for assigned commercial construction projects, from preconstruction and buyout through construction, closeout, and warranty.
• Develop and maintain master project schedules in coordination with the Superintendent; proactively identify and resolve schedule risks.
• Manage project budgets, including cost tracking, forecasting, committed costs, change orders, profitability, and monthly financial reporting to leadership.
• Lead the subcontractor buyout process, including scope review, bid leveling, negotiation, subcontractor selection, and contract execution.
• Develop scopes of work and issue subcontract agreements and purchase orders.
• Coordinate and manage subcontractors throughout construction, holding trades accountable to project schedules, contract documents, scopes of work, and quality standards.
• Proactively manage procurement and long-lead materials to maintain project schedule commitments.
• Serve as the primary point of contact for clients, owners, architects, engineers, consultants, and other project stakeholders.
• Lead OAC (Owner-Architect-Contractor) and project coordination meetings and ensure appropriate project documentation and follow-up.
• Independently prepare, review, manage, and track RFIs, submittals, change orders, purchase orders, and other project documentation.
• Review construction drawings, specifications, and scopes of work to identify constructability issues, scope gaps, cost impacts, and potential project risks.
• Review subcontractor change requests and resolve scope conflicts or discrepancies.
• Review subcontractor invoices and pay applications and manage owner and subcontractor change orders.
• Identify project risks early and develop mitigation strategies before they impact schedule, budget, quality, or client experience.
• Partner with the Superintendent on jobsite logistics, safety compliance, quality control, sequencing, and resolution of field issues.
• Manage permitting and inspection processes in coordination with local jurisdictions.
• Maintain accurate and organized project records using Procore or similar construction management software.
• Oversee project closeout, including punch list completion, as-builts, O&M documentation, warranties, final billing, and turnover requirements.
• Mentor Project Engineers or Assistant Project Managers assigned to the project team, where applicable.

Qualification s

• 5+ years of Project Management experience in commercial construction.
• Prior experience working directly for a commercial General Contractor is a must.
• Demonstrated experience independently managing commercial construction projects from preconstruction through closeout.
• Experience with commercial renovations, tenant improvements, and/or interior build-outs strongly preferred.
• Demonstrated track record managing project budgets of $1M+ from preconstruction through closeout.
• Hands-on experience with subcontractor bidding, bid leveling, selection, buyout, negotiation, coordination, and management.
• Strong working knowledge of construction contracts, with experience with AIA contracts preferred.
• Strong experience managing project budgets, cost control, forecasting, change orders, pay applications, procurement, and project schedules.
• Experience independently managing RFIs, submittals, contracts, purchase orders, punch lists, and project closeout.
• Ability to read and interpret construction drawings, specifications, and scopes of work.
• Strong understanding of commercial construction means and methods, trade sequencing, constructability, cost impacts, and project risk.
• Solid understanding of building codes, permitting processes, inspections, and jobsite safety standards; OSHA 30 preferred.
• Proficiency with construction management, scheduling, and estimating software such as Procore, Bluebeam, Microsoft Project, Sage, or comparable platforms.
• Bachelor's degree in Construction Management, Civil Engineering, Mechanical Engineering, Architecture, or a related field, or equivalent relevant construction experience.
• Excellent written and verbal communication skills with the ability to manage client relationships through proactive communication and sound decision-making.
• Strong organizational and problem-solving skills with the ability to prioritize deliverables and independently manage multiple active projects.

The pay range for this role is $90,000 - $100,000 per year.
