Property ManagerThe Bear Real Estate Group is looking to hire a Property Manager for our stunning new affordable housing property, Pike Ridge Apartments. This position will be responsible for the overall management and daily operations of assigned affordable housing communities, ensuring compliance with LIHTC, HOME, and other applicable housing program requirements. This role balances regulatory oversight with operational excellence, financial performance, resident satisfaction, and team leadership.Operations & Resident ExperienceManage daily site operations, resident relations, customer service, and issue resolutionEnforce lease terms and community policies consistently and professionallyDrive positive interactions with residents to improve retention and maintain a positive reputationFoster a positive resident experience through clear communication, responsive service, and well-maintained communitiesAddress resident concerns professionally and in compliance with program rulesCoordinate resident events and engagement activities where applicableEnsure the community operates in full compliance with Fair Housing lawsOversee marketing, leasing, renewals, and occupancy goals to maintain target occupancy and minimize turnoverAffordable Compliance & File ManagementMaintain complete and accurate household files in "audit-ready" condition at all times (move-in, recertifications, transfers, move-outs) with supporting documentation in compliance with all regulatory agreementsEnsure all Compliance notices are delivered to residents per policy. At no time should there be late recertificationsEnsure all files are approved by Compliance prior to move in, and all documents are appropriately executed prior to issuing keysManage waitlists or interest lists, applicant screenings, and move-ins per the Tenant Selection Plan and Resident Selection CriteriaEnsure rent limits, income limits, and utility allowances are updated and implemented correctly each yearCoordinate with Compliance staff and third-party monitors for audits, inspections, and corrective actionsRespond promptly and accurately to regulatory or ownership requests and maintain records for required reportingLeasing & MarketingDrive occupancy through leasing activities, waitlist/traffic management, and outreach as requiredMaintain accurate online listings and property information per Bear Core ProcessesCollaborate with Marketing and the Regional Manager to execute Marketing Plans and post appropriately to Social MediaResponsible for ensuring all online and print marketing is accurate and up to dateFinancial PerformancePrepare and monitor annual budgets, monthly variance reports, and income/expense trackingReview and approve invoices, purchase orders, and vendor proposals in accordance with company controlsMonitor rent collections, enforce lease terms, manage delinquencies, and initiate legal proceedings when requiredSupport month-end closing accuracy including ledger reconciliation, deposit verification, and reporting deadlinesPrepare weekly and monthly reportsDelinquency & Legal CoordinationFollow delinquency process consistentlyEnsure all non-payment notices are delivered accurately and on time monthlyEnsure small balance due notices are sent out monthly and followed up weeklyResponsible for reporting on delinquency weeklyResponsible for filing non-payment and non-compliance notices promptly and managing the legal process through correction or evictionMaintenance Partnership & Site StandardsCoordinate daily with maintenance on priorities (work orders, turns, inspections, curb appeal, safety)Ensure property is tour-ready and meets company standardsEnsure units are turned within 5-7 business days, inspected, and marked as rent ready in the systemEnsure resident work orders are logged and completed within 48-72 hours, follow up with resident for quality controlResponsible for walking the site Facilities and Vendors frequently to ensure site is maintained and appealingCollaborate with facilities to obtain bids/quotes per Bear Core Processes, confirm scope completion, and approve or submit vendor invoices for paymentRisk and SafetyEnsure all incidents, injuries, property damage, and emergencies are documented and reported promptlyEnforce company safety procedures and maintain site emergency plansParticipate in after-hours or weekend emergency response as requiredLeadership & Team AccountabilitySupervise and coach site staff; conduct performance reviews and provide ongoing trainingModel professional communication, accountability, and teamworkPartner with Regional Property Manager and HR for hiring, discipline, and development opportunitiesEnsure all team members complete required affordable housing, Fair Housing, and compliance training annuallyMaintain confidentiality and uphold professional conduct and internal controlsQualificationsHigh school diploma or GED required; associate or bachelor's degree preferred or equivalent experienceMust have 3+ years of multi-housing experience. (Affordable/LIHTC experience preferred)Prefer TCS, HCCP, C3P, or other designations.
