Position Summary:  The District Maintenance, Buildings & Grounds staff is responsible for keeping the school building, grounds, and equipment in a state of operational readiness as assigned by building administration under the direction of the Director of Buildings & Grounds. 

Essential Duties and Responsibilities:  Other duties may be assigned.

1. Assists the Director of  Buildings & Grounds and works individually, as instructed, at a variety of tasks in installation and repair at six (6) district jobsites utilizing skills to include but not limited to:  Carpentry, Piping, Plumbing, Sheet metal, Electrical, Roofing, Masonry, Concrete and Grounds maintenance.
2. Perform routine maintenance of HVAC equipment; filters, belts, lubrication, and coil cleaning as instructed, as well as have the ability to assist with repairs as needed.  Must be able to make adjustments and scheduling changes to HVAC systems as directed.
3. Maintain and repair plumbing systems; repair flush valves, faucets and regular maintenance of drains and necessary rodding as directed.
4. Troubleshoot minor electrical circuits such as outlets, switches, ballast and circuit breaker replacement.  May also assist with conduit bending, installation, and pulling of wire.
5. Possess basic rough carpentry skills and are familiar with the use of both hand tools and power tools.
6. Familiarity with cold patching, caulking, and minor repair work of both tar and rubber roofs.  Is able to maintain rodding and keep free of debris all scuppers and roof drains.
7. Assist as well as work individually as instructed with piping tools, wrenches, threading machines, soldering equipment, torches, assist in the installation of piping, and be able to insulate piping as instructed.
8. Mix mortar and perform grinding and minor tuck-pointing as directed.
9. Use concrete demolishing tools such as a jack hammer and rotary hammer and be able to form as directed.
10. Check air, fluids, and fuel in all district vehicles so they are ready to be used.  Clean and wash fleet vehicles, schedule fleet vehicles, and take them in for service and repair.
11. Keeps tools organized and both shop and job sites neat and tidy.
12. Orders parts and retrieves parts as directed.
13. Has the ability to work with subcontractors; both can schedule and follow through to make sure that work is completed both timely and efficiently.
14. Performs routine inspections and remediates deficiencies or notifies the necessary parties if corrections are needed.
15. Performs preventative maintenance on a variety of equipment.
16. Performs snow plowing and salting as weather dictates.
17. Responds to all Burglar and Fire Alarms.
18. Communicates, collaborates, and cooperates with colleagues, supervisors, staff, and teacher applicants.
19. Provides support to other maintenance and custodial staff as needed.
20. Maintains a positive attitude for students and staff.
21. Performs special assignments and other duties as determined by the assistant superintendent.

Supervisory Responsibilities :  The person in this job has no supervisory responsibilities unless assigned by the Director of Building & Grounds.  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Qualification Requirements :  

• High School diploma or general equivalency diploma (GED).
• Demonstrated aptitude for the work to be performed.
• Good communication and human relations skills.
• Self-starter who works with minimum supervision.
• Experience in a custodial or maintenance position preferred.

Skills Required :

• Valid driver's license and clean driving record to Snowplow and make deliveries.
• Must be on 24 Hr. call 365 days a year, including holidays, excluding while on vacation.
• Basic Computer skills including Microsoft Word and Excel and Google Mail.  Google Suite experience preferred.
• Be able to lift a minimum of 50 pounds (preferably up to 100 pounds).
• Ability to use a volt/ohm/amp meter and troubleshoot minor electrical circuits.
• Basic plumbing skills.
• A.A.S. in HVAC or Field Experience preferred
• Good communication skills.
• Bilingual (English and Spanish) a plus.
• Ability to work safely at heights.
• Enthusiastic, self-starter with excellent organizational skills required.
• Knowledge of the use of hand and power tools.
• Ability to read, analyze, and interpret documents such as safety manuals, equipment operation manuals, and maintenance handbooks as well as notes and memorandums.
• Ability to perform essential duties with an awareness of school district requirements and Board of Education policies.  Ability to speak effectively with the general public and staff.
• Ability to calculate figures and amounts using basic mathematics concepts of general mathematics and algebra related to school district information.
• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in a standardized situation.
• Ability to complete assigned tasks promptly and communicate clearly and concisely, both orally and in writing, with time constraints.  

Physical Demands :

• While performing the duties of this job, the employee is regularly required to talk or hear.
• The employee is regularly required to sit, talk, hear, stand, walk, climb, balance, stoop, kneel, crouch, or crawl. The employee frequently is required to operate work equipment and to reach with hands and arms.
• The employee will sometimes push/pull items
• The employee continuously uses hand strength to grasp tools and climbs on ladders.
• The employee must occasionally lift and/or move up to 100 pounds.
• Specific vision abilities required by this job include close vision, distance vision, and peripheral vision with the ability to adjust focus.  

Work Environment :

• Work is conducted at any school district location.
• The noise level in the work environment is usually moderate - high.
• Work is usually conducted at one job site.  However, the employee will be asked to perform functions off-site; e.g., equipment or material delivery between campuses.
• The employee regularly works indoors and outdoors.  The employee will work near or with moving mechanical equipment.
• The employee may occasionally work with toxic or caustic chemicals; e.g., petroleum products, degreasers and sprays.
• The employee must be able to meet deadlines with severe time constraints.

Salary and Benefits:  The salary range for this position is: $65,000-$85,000

Classified staff experience 13 sick days and 4 personal days of paid time off. All full-time staff have the privilege of partaking in our health and dental insurance programs, these include 90% Board paid health insurance for the employee (80% Board paid for Family participants) and 100% Board paid dental insurance for the individual staff member.
