Learn more at Position SummaryAeon is seeking a Property Manager to lead the daily operations of The Adams and The Roselle, 142 affordable apartment homes in Downtown Minneapolis, MN. This is a hands-on role responsible for supporting strong day-to-day property operations, positive resident experiences, leasing and occupancy, affordable housing compliance, financial performance, and the overall condition of the communities. The Property Manager works closely with the Portfolio Director and other Aeon team members while providing day-to-day direction and support to onsite staff. This position requires someone who is organized, dependable, comfortable making decisions, and able to balance resident needs with the many operational priorities of a busy affordable housing community. We are looking for a property management professional with a strong foundation in day-to-day property operations who is ready to take on greater responsibility and continue developing their skills in team leadership, financial management, affordable housing compliance, and overall property performance. The Property Manager reports directly to the Portfolio Director. Key responsibilities include, but are not limited to: Lead, Motivate, and Direct TeamProvide day-to-day direction, support, and coaching to onsite team members to help ensure work is completed effectively and residents receive consistent, high-quality service.Establish clear expectations, follow up on assigned responsibilities, and address concerns promptly and constructively.Support the training and development of onsite staff and encourage participation in relevant professional development opportunities.Conduct timely and informative annual performance reviews for direct reports, with support from the Portfolio Director and Human Resources as appropriate.Effectively organize, prioritize, and delegate work to support successful property operations.Partner with Aeon's Talent Acquisition team to ensure effective and equitable recruitment and hiring, to build an onsite team that is able to deliver on Aeon's promises to our residents and community. Financial ManagementAssist in the development of annual operating budgets for assigned properties.Monitor property expenses and financial performance in relation to the approved budget.Prepare and submit monthly financial variance reports.Monitor property receivables and follow established processes for timely collection.Support annual capital expenditure planning and identify property needs that may require future investment.Develop a working understanding of the property's financial performance and how day-to-day operational decisions impact the budget. Physical Asset Maintenance and Supervision of ContractorsMonitor the maintenance, cleanliness, appearance, and overall condition of the properties.Work closely with and direct maintenance and cleaning staff to ensure resident and property needs are addressed effectively.Monitor work orders to support timely and accurate completion for resident units and common areas.Regularly walk and inspect the properties and promptly report or address hazardous conditions, maintenance concerns, or potential liability issues.Review vendor work and invoices for quality, accuracy, and completion.Inspect apartment turns to confirm units are ready for occupancy and meet established quality standards.Help prepare properties for inspections, including REAC, Section 8, MPHA, and other applicable inspections. Leasing and MarketingSupport and maintain property occupancy goals in alignment with organizational and budget expectations.Ensure leasing and marketing practices comply with Fair Housing requirements and Aeon standards.Collaborate with Aeon's Marketing Department and other partners to support leasing efforts.Manage the leasing process, including waitlists where applicable, property showings, applications, and move-in activities.Complete lease renewals and recertifications accurately and on time to support resident retention and continued compliance.Maintain accurate leasing and resident records and ensure required documentation is completed. Affordable Housing Compliance Meet with residents and complete housing eligibility certifications and recertifications in accordance with applicable affordable housing requirements.Maintain accurate, complete, and timely certification files.Develop and maintain a working knowledge of the affordable housing programs applicable to the properties.Prepare for and participate in property inspections and reviews conducted by monitoring agencies.Work closely with Aeon's Compliance Team, seeking guidance when needed and providing information and documentation necessary to maintain property compliance. Customer Service and Relationship BuildingCreate a positive and welcoming environment where residents and guests are treated professionally and respectfully.Respond to resident questions, concerns, and requests in a timely and solution-oriented manner.Build positive relationships with residents while maintaining appropriate professional boundaries and consistently applying property policies.Collaborate with Aeon team members and external partners to support residents in maintaining stable housing.Provide culturally responsive customer service that recognizes and respects differing needs, experiences, and perspectives. Administrative ManagementMaintain accurate and organized property files, records, reports, and documentation in accordance with regulatory requirements and Aeon's policies and procedures.Complete required property reporting accurately and within established deadlines.Follow Aeon policies, procedures, and established property management practices.Communicate regularly with the Portfolio Director regarding property operations, resident concerns, staffing needs, financial performance, compliance matters, and other significant issues.Seek guidance and support when encountering unfamiliar, complex, or higher-risk situations. Skills & QualificationsWe are looking for a property management professional who brings strong knowledge of day-to-day property operations and is organized, dependable, and solutions-oriented, with strong resident service skills, sound judgment, and the ability to effectively manage competing priorities. They will work collaboratively with residents and colleagues, build strong relationships, and help create a community that is welcoming, well-maintained, and responsive to the needs of residents. Additional qualifications include: Previous experience in an Assistant Property Manager, Property Manager, or similar property management role, with a solid understanding of day-to-day residential property operations.Affordable housing experience, including exposure to Project-Based Section 8, Tax Credit, or other regulated housing programs, is strongly preferred.Basic understanding of property budgets, expenses, receivables, and financial reporting, with an interest and ability to continue developing financial management skills.Experience providing day-to-day guidance, training, or support to coworkers or onsite team members is preferred.Strong organizational skills and attention to detail, with the ability to manage multiple priorities and meet deadlines in a busy property environment.Strong communication and customer service skills with the ability to build positive, professional relationships with residents, coworkers, vendors, and community partners.Ability to approach problems thoughtfully, use sound judgment, ask questions when needed, and identify practical solutions.Experience working with individuals experiencing or significantly impacted by mental health concerns, substance use, poverty, and trauma is a plus.Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations. Must be a resourceful, problem solving, relationship-building, seeker of excellence, with a commitment to Aeon's mission. Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts. A valid driver's license, vehicle insurance, and regular access to a reliable vehicle are required. Physical RequirementsAbility to remain in stationary position for extended periods while working at a computer and attending meetings. Ability to operate standard office equipment, including computers, phones, and printers.Ability to move about the office to access files, meeting spaces, and office equipment.Ability to reach above and below shoulder height to access file cabinets, storage areas, and office supplies. Ability to lift and carry materials up to 15 pounds on an occasional basis, such as meeting materials or event supplies. Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.Ability to communicate clearly and effectively, both verbally and in writing, in person and through virtual platforms. Ability to work in environments with moderate noise levels, including shared office spaces, meetings, and event settings. Compensation, Hours & Location This position has a range of pay of $60,000-$63,000 per year, depending on experience and skillset. This full-time position follows a Monday – Friday schedule from 8:30am to 5:00pm. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person role based at the assigned properties, with occasional work at Aeon's Central Office, training facilities, or other properties as needed. This position will participate in Aeon's property management on-call rotation, typically one week every 5 to 6 weeks. While on-call, the individual must be prepared to make timely and appropriate management decisions in response to urgent site needs or emergencies.
