- Maintenance ManagerHot JobChapel Hill, 1605 - Columbia, MO 65203## DescriptionThe maintenance manager provides general maintenance support to all work sites based on work orders received. Work sites are located in Columbia and Centralia. Custodians report to the Maintenance Manager. The Maintenance Manager reports to the Director of IT Services and Facilities.**ESSENTIAL FUNCTIONS**:1. Complete maintenance for office and residential locations in Columbia and Centralia in a prompt, efficient manner2. Organize and oversee contracted work used for repairs for office buildings and residential locations3. Inspect sites regularly to identify issues/ necessary maintenance4. Develop and implement preventative maintenance schedules5. Supervise employed and contracted custodians to ensure that facilities are kept to a high standard of cleanliness6. Maintain tool and cleaning supply inventories7. Oversee grounds maintenance: Pulling weeds, snow removal, coordinating lawn care and trimming of vegetation8. Maintain cleaning supplies, stock and reorder9. Serve on Health and Safety Committee10. Support and ensure compliance with all agency policies, OSHA rules, and government oversight regulations11. Maintain digital records for maintenance performed or contracted12. Occasionally assist IT with low-voltage cabling needs13. Other duties as assigned## Qualifications**SKILLS REQUIRED:**1. Familiarity with chemicals, supplies, and equipment used for cleaning2. Experience in preventative facility maintenance3. Excellent attention to detail and organizational skills4. Strong communication skills, both in-person and electronic5. Excellent problem-solving and decision-making skills**EDUCATIONAL REQUIREMENTS:**1. Required: High School diploma or equivalent2. Preferred: Associates/ Bachelor’s degree in related field – may substitute equivalent experience**PHYSICAL REQUIREMENTS:**1. Ability to lift up to 50 pounds2. Ability to stand or sit for several hours at a time3. Ability to climb and stand on a ladder4. Lifting and moving furniture and appliances are a regular component of this position5. Ability to bend, stoop, or perform other physical duties as required by the position**LICENSING OR OTHER SPECIAL CERTIFICATIONS REQUIRED:**1. Take classes or trainings as required in cleaning methods and techniques and new products2. Class E Missouri Driver’s License and proof of valid vehicle insurance3. Successfully pass background checks4. Complete annual trainings
