Maintenance TechThe Maintenance Tech handles many different areas of repair, such as plumbing, electricity, ventilation, air conditioning, and other building systems. The Maintenance Tech is also responsible for evaluating problematic systems and determining what repairs need to be performed. The Maintenance tech may provide training on equipment and procedures used in a building or complex. Maintenance techs are also responsible for coordinating with building or complex management on supplies needed for the job, as well as maintenance inventory. Maintenance Techs may also be responsible for the evaluations and accident investigations, as well as filing reports.Job Duties and ResponsibilitiesPerform or arrange for general building and fixture repairs.Supervise all general building maintenance.Supervise maintenance of landscaping and upkeep of grounds equipment.Keep the building in a clean and orderly condition by examining the building on a regular basis for needed repairs, maintenance, and cleanliness.Supervise outside contractorsMonitoring high-traffic areas throughout the day to ensure consistent presentationLight detailing, such as glass cleaning, dusting, and floor careSupporting event setup and cleanup in amenity spaces as neededCoordinating with management for supply inventory and reporting any maintenance concerns observed during routine cleaningOther duties as assigned.This role is essential in delivering a consistently elevated, hotel-like environment for residents and guests.RequirementsKnowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level.Knowledge of company policies, procedures and forms at a proficient level.Knowledge of State or local governmental safety requirements.Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)Knowledge of OSHA worksite and personal safety requirements.Confidentiality and discretion in the performance of all duties and responsibilities.Time management and time critical prioritization skills.High School Diploma or GED RequiredBachelor's Degree Preferred7 – 10 years of directly related or closely related experience0 – 3 years of Community Association experienceCertifications or LicensesIndustry Specific CertificationLocation SpecificLicense Travel RequirementsTravel may be requiredWorking ConditionsNon-Typical office environment (frequent standing, walking, talking, etc.), both inside activities and outside activities.Typical outside work environmentTypical outside work environment (frequent standing, walking, lifting and/or moving heavy objects using proper lifting techniques or tools).Typical outside work environment (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools).Overtime may be required · Overtime required (on-call, weekends, 24hr emergency, etc.)Frequent social interaction.We are an equal opportunity employer and all qualified applicants will receive consideration for employment without regard to race, color, religion, sex, sexual orientation, gender identity or expression, pregnancy, age, national origin, disability status, genetic information, protected veteran status, or any other characteristic protected by law.
