Old Dominion Abatement and Demolition (ODAD) provides specialized environmental and demolition services, including asbestos and lead abatement, mold remediation, Infection Control Risk Assessment (ICRA) services, and selective demolition. Our highly trained professionals are committed to performing each project safely, efficiently, and in accordance with applicable regulatory requirements and industry standards.
The Superintendent coordinates field operations and oversees crews performing abatement, remediation, ICRA, and selective demolition work on commercial and industrial construction projects. This position is responsible for ensuring projects are completed safely, efficiently, on schedule, and within budget while maintaining compliance with project specifications, company standards, and applicable local, state, and federal regulations.
The Superintendent provides day-to-day field leadership, coordinates manpower, materials, equipment, and project logistics, and serves as a key liaison between field crews, project management, customers, general contractors, and other project stakeholders.
Major Duties and Responsibilities:
The duties and responsibilities are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing, and other duties will be assigned based on the position’s role within the business unit.
- Coordinate and oversee field operations for asbestos and lead abatement, mold remediation, ICRA, selective demolition, and other assigned projects.
- Supervise and direct overall project activities, including planning, scheduling, coordinating crews, and meeting critical project milestones.
- Ensure projects are completed safely, efficiently, on schedule, within budget, and in accordance with project plans, specifications, and applicable regulatory requirements.
- Plan and coordinate manpower, materials, equipment, PPE, and other resources necessary to successfully execute assigned projects.
- Identify and assign the appropriate crews based on project scope, schedule, certifications, and manpower requirements.
- Ensure employees assigned to regulated work maintain the appropriate training, licenses, and certifications required for the scope of work.
- Maintain working knowledge of applicable OSHA, EPA, state, local, and project-specific requirements related to asbestos abatement, demolition, remediation, and regulated work.
- Ensure proper containment, regulated work areas, decontamination procedures, respiratory protection, and other required controls are established and maintained when applicable.
- Lead pre-task planning and daily crew huddles to communicate project expectations and proactively identify potential safety, quality, productivity, and scheduling concerns.
- Review project plans, specifications, scopes of work, schedules, and other documentation prior to and throughout project execution.
- Monitor daily production, manpower, labor hours, materials, and equipment utilization to ensure projects remain on schedule and within established budgets.
- Track estimated labor hours and materials against actual project performance and communicate concerns or variances to Project Management.
- Review work in progress daily and develop look-ahead schedules to identify potential delays, conflicts, manpower needs, or other project concerns.
- Identify changes or deviations from the original scope of work and promptly communicate potential change orders to Project Management.
- Coordinate project mobilization, site logistics, equipment, materials, inspections, and demobilization.
- Maintain and inventory project equipment, materials, tools, and supplies.
- Ensure equipment assigned to projects is properly inspected, maintained, and in safe working condition.
- Ensure job sites and regulated work areas remain clean, organized, secure, and compliant with company and project requirements.
- Perform quality-control inspections to ensure work is completed in accordance with project specifications, regulatory requirements, and company standards.
- Maintain accurate daily reports, employee time records, project documentation, safety documentation, and required abatement or regulatory records.
- Approve and submit employee time accurately and within established payroll deadlines.
- Provide on-the-job training, coaching, and direction to Foremen and field employees.
- Monitor Foreman and crew performance and address productivity, quality, attendance, or performance concerns as appropriate.
- Attend project turnover meetings, progress meetings, preconstruction meetings, and other required project meetings.
- Conduct pre-job site walks and assist with project planning, estimating, proposals, and logistics as needed.
- Establish and maintain positive working relationships with customers, general contractors, subcontractors, inspectors, vendors, field employees, and other project stakeholders.
- Serve as an effective liaison between field crews, Project Management, customers, and other stakeholders.
- Respond to project-related communications in a timely manner and ensure relevant information is communicated to the appropriate parties.
- Proactively communicate barriers related to safety, quality, production, manpower, schedule, or cost to Project Management.
- Travel to assigned job sites and project meetings as required.
- Promote a safety-first culture and ensure crews follow company policies and all applicable local, state, and federal safety requirements.
- Maintain all licenses, certifications, training, and other qualifications necessary to perform assigned duties.
Minimum Qualifications:
- Minimum of five (5) years of relevant construction, asbestos abatement, demolition, or environmental remediation experience, including experience leading field crews; or an equivalent combination of education, training, and relevant work experience.
- Active asbestos abatement certification(s) applicable to the work and jurisdiction in which projects are performed.
- OSHA 30 certification.
- Strong knowledge of asbestos abatement, demolition, remediation, construction practices, procedures, and applicable safety requirements.
- Working knowledge of OSHA, EPA, state, local, and project-specific requirements related to asbestos abatement and regulated work.
- Experience supervising and directing field crews while maintaining safety, quality, productivity, and project schedules.
- Ability to read and understand construction drawings, specifications, scopes of work, and other project documentation.
- Ability to effectively plan and manage manpower, materials, equipment, schedules, and project resources.
- Ability to track project labor hours, materials, productivity, and job progress against established budgets and expectations.
- Strong leadership, communication, problem-solving, and conflict-resolution skills.
- Ability to communicate effectively and professionally with field employees, Project Managers, customers, general contractors, inspectors, vendors, and other project stakeholders.
- Strong organizational and time-management skills with the ability to manage multiple priorities and changing project requirements.
- Must be proactive, dependable, detail-oriented, and able to work effectively both independently and as part of a team.
- Ability to understand, follow, and communicate company policies, safety procedures, regulatory requirements, and project-specific work practices.
- Valid driver's license and ability to travel to assigned project locations.
- Ability to maintain all licenses, certifications, medical clearances, training, and other qualifications required for assigned work.
- Bilingual English/Spanish preferred.
- Previous Superintendent or supervisory experience within asbestos abatement, demolition, or environmental remediation preferred.
Physical Requirements include but are not limited to the following:
- Ability to work in indoor and outdoor construction environments with potential exposure to dust, noise, debris, regulated materials, and varying weather conditions.
- Ability to work in asbestos abatement, demolition, remediation, containment, and other regulated work areas while following all required safety procedures.
- Ability to wear required personal protective equipment (PPE), including respiratory protection, for extended periods as required by the scope of work.
- Ability to walk, sit, stand, bend, kneel, crouch, squat, crawl, stretch, and climb throughout the workday.
- Ability to work in confined, tight, or awkward spaces and access above-ceiling, mechanical, and other restricted work areas.
- Ability to stand and walk throughout active construction sites for extended periods, up to 10 hours per day.
- Ability to climb stairs, ladders, scaffolding, and access elevated work areas while utilizing required fall protection.
- Ability to maintain balance and safely navigate uneven surfaces, platforms, active construction zones, and demolition areas.
- Ability to frequently reach overhead and to the side while inspecting work, accessing project areas, or performing field-related duties.
- Ability to hear and respond to verbal instructions, alarms, and warning signals in environments with construction-related noise.
- Ability to maintain situational awareness around moving equipment, demolition activities, overhead work, and other active construction hazards.
- Close, distance, color, and peripheral vision sufficient to safely navigate job sites, inspect work, and review project and safety documentation.
- Fine motor skills and hand-eye coordination sufficient to handle tools, equipment, documentation, and electronic devices.
- Ability to frequently travel to job sites, project meetings, and other assigned locations, including driving for extended periods when necessary.
- Ability to work standard hours with occasional overtime, night shifts, weekends, or varying schedules based on project requirements.
- Ability to safely work with specialized construction, abatement, remediation, and demolition equipment, tools, and materials.
- Ability to communicate effectively in person, by phone, and through electronic or video communication.
- Ability to use hands and fingers to operate a computer, tablet, phone, and other job-related equipment.
- Ability to lift and carry materials, tools, equipment, and other items weighing up to 50 pounds regularly.
