Onsite Community Association Manager

Job Details Location: Denver, CO 80209 Position Type: Full Time Salary Range: $85,000 - $95,000 per year Job Category: CCOONS Responsibilities Responsible for compliance with all of the community’s policies/procedures as defined by the Board of Directors Plan, develop and approve operational policies, procedures, methods and regulations related to general operating procedures Direct the work of all department managers Serve as the primary driver in the development of the annual operating, cash, and capital budgets; developing periodic checkpoints to assess compliance of the published budget Prepare monthly financial reports to the Board of Directors in a timely manner Coordinate the development of long‑range and annual business plans aligned with association by‑laws and policies Oversee the impact and effect of association policies/programs/processes, recommending changes as needed Monitor quality of association products and services to ensure maximum member and guest satisfaction Secure and protect all the association assets Establish and maintain ongoing dialogue with members to elicit input on association direction and improvements Coordinate with the Board of Directors on the development and implementation of all strategic plans Plan, develop and approve specific operational programs, procedures, methods, rules and regulations in concert with general policies Evaluate committee activities that report to the General Manager Ensure compliance with purchasing policies and procedures Provide counsel to the Management staff to ensure all employees are properly trained, supervised, scheduled and knowledgeable of their responsibilities Develop, maintain, and disseminate a basic management philosophy to guide all association personnel toward optimal operating results Support internal controls Execute other duties as directed This description is not intended to be an exhaustive list of duties. Qualifications Minimum of two years as an onsite (HOA) property manager Valid driver’s license and reliable transportation required CMCA or state‑equivalent certifications desired Associate’s degree or higher Customer service focused; ability to provide daily client service Exceptional listening skills to understand client issues and deliver solutions Proactive communication with clients, team members, and superiors Management skills to oversee budget, operations, and schedules of a community association Physical Requirements Ability to sit for prolonged periods at a desk and work on a computer Ability to occasionally stand, walk, bend, or reach as needed Ability to lift or move objects up to 10–15 pounds (e.g., files, office supplies) Manual dexterity to operate a computer keyboard, mouse, telephone, and other office equipment Visual acuity to read printed materials, spreadsheets, and computer screens Hearing and speech ability to communicate effectively in person, by phone, and in virtual meetings Ability to work in a standard office environment with moderate noise levels Ability to work a standard schedule, with occasional extended hours as required Pay and Benefits $85,000 to $95,000, depending on education and experience.
