Turner & Townsend Heery is seeking a Senior Construction Project Manager for K-12 projects in Los Angeles. The role involves managing the delivery of LAUSD’s educational facilities projects. Responsibilities include coordinating activities and interdependencies between multiple project teams, monitoring key performance indicators, and collaborating with LAUSD leadership to review progress and resolve issues. Responsibilities Conduct periodic site visits to monitor the progress of construction. Review status of work completed during the covered period. Ensure work is proceeding in a good and workmanlike manner and generally in accordance with approved drawings and specifications. Review contractors’ direct cost payment requisitions and budget status. Review of subcontracts, bonds, and subcontractor default insurance. Review of change orders. Review developer monthly job cost reports and assess adequacy of contingency. Review construction and disbursement schedules. Review lien waivers and other documentation submitted by the developer. Prepare project status reports and recommend the release of construction funds. Review contract drawings and specifications for completeness and compliance with architectural and engineering best practices. Analyze developer direct and indirect cost budgets, including cost estimate backup; coordinate with Cost Advisory group for parameter estimates and quantity take‑offs. Review and comment on terms of construction agreements, submitted subcontracts, design agreements, and loan agreements; evaluate contractor and architect qualification statements. Review and comment on construction and disbursement schedules and other documents such as: Zoning approvals Certified surveys Building permits and approvals Utility company approval letters Soil and foundation engineering reports Designer’s certification of code and ADA compliance Adhere to SOX control responsibilities where applicable. Other duties as assigned. Qualifications Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers. Effective presentation skills. In-depth knowledge of financial terms and principles. Ability to calculate complex figures and forecast and prepare budgets. Experience conducting financial and business analysis and preparing reports. Problem‑solving skills in complex situations. Expert level analytical and quantitative skills with proven experience in developing strategic solutions in a matrix‑based multi‑industry environment. Ability to make recommendations that directly impact the organization. Intermediate skills with Microsoft Office Suite. Ability to read and interpret architectural drawings. Knowledge of MS Project, leases, contracts, and construction practices. Understanding of the entitlement and permitting process and construction delivery methods and agreements. Familiarity with construction best practices, building codes, and various building types and systems. Detail‑oriented and highly organized. Education and Experience Fifteen (15) years of full‑time paid professional experience in construction and/or a combination of project and construction management for public/educational facility construction. Five (5) of the fifteen (15) years include full responsibility for coordinating complex projects with construction values exceeding $20 million. Bachelor’s degree in Architecture, Engineering, Construction Management, or related field. Minimum of eight years of construction administration, architecture, engineering, or similar experience. Preference Experience with K‑12 education projects. Professional licensure and/or certifications such as PE, RA, CCM, AAAE, LEED, PMP, AICP. Salary range for this full‑time role is $140,000–$175,000 per year. The range is a reflection of base salary only, not the total compensation package.
