Position Summary:

\n

Plans, directs, coordinates activities of designated construction projects to ensure the goals/objectives are accomplished within a prescribed time frame. Ensures the work specified per the specifications and plans are completed successfully.

\n

\n

Qualifications:

\n

• 5+ years’ experience in the construction industry

\n

• Knowledge of construction plans and specification

\n

• Ability to oversee projects and employees

\n

• Ability to compute and interpret charts and graphs

\n

• Ability to schedule and prioritize all work assignments

\n

• Strong interpersonal and communication skills and the ability to work effectively with a

\n

wide range of diverse individuals

\n

\n

Essential Functions:

\n

• Reviews project proposals/plans to determine time frames, funding limitations,

\n

procedures for project completion, staffing requirements, allotment of available

\n

resources to various phases

\n

• Works with Purchasing Agents in buying out new projects.

\n

• Prepares job cost breakdown sheets and schedule of values

\n

• Attends pre-construction meetings and distributes paperwork to appropriate personnel

\n

• Schedules/attends turnover meetings

\n

• Consults with project teams to devise project work plans, duties, responsibilities,

\n

overall scope of authority

\n

• Subcontracts specialized areas of work, such as: electrical, structural steel, concrete,

\n

insulation, fire protection, demolition, temperature control, etc.

\n

• Directs, coordinates, monitors activities being completed by project teams to ensure

\n

the overall quality of work

\n

• Reviews status reports from project teams, modifies schedules/budgets

\n

• Prepares project reports for supervisor

\n

• Prepares submittals, submittal status, release and delivery

\n

• Reviews and adjusts WIP reports on a monthly basis

\n

• Reviews labor analysis reports and updates monthly

\n

• Monitors and reviews equipment and tools on projects

\n

• Works closely with Superintendents

\n

• Attends close out meetings with the appropriate personnel at the conclusion of all

\n

projects

\n

• Assists project teams and other Project Managers with problem resolution

\n

• Oversee commitments of MBE/WBE purchasing goals and commitments

\n

• Purchases material and supplies for projects and to ensure proper delivery arrangements

\n

• Prepares and submits material, tool, equipment requisitions to proper departments.

\n

• Attends project field meetings

\n

• Oversees all claims and delays and to ensure proper documentation is being formulated

\n

throughout all the duration of all projects

\n

• Inspects all project work sites to ensure safety and cleanliness

\n

• Formulates change orders and extra work orders when needed

\n

• Follow up on change orders in a timely manner for payments

\n

• Coordinates and monitors all changes pertaining to the scope of work

\n

• Prepares and files all purchase orders

\n

• Prepares all billings, including subcontractors billings ensures prepared in timely manner

\n

• Reviews and approved all project invoices

\n

• Secures all permits, fees, licenses, etc.

\n

• Oversees/coordinates the planning of all fabrications needed for construction

\n

projects.

\n

\n

Supervisory Responsibility:

\n

This position has no direct supervisory responsibility, but does have interaction with Project Coordinators who assist with project management tasks.

\n

\n

Work Environment:

\n

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.

\n

\n

Physical Effort:

\n

Light physical effort, requires handling of average-weight objects up to 15 pounds and some standing and walking.

\n

\n
