We are seeking a dynamic and experienced Property Manager to join our team and manage a high-volume, fast-paced residential community serving low-income households under HUD Section 8 and LIHTC programs.

Position Overview:

The Property Manager will oversee the day-to-day operations of a busy residential building, ensuring the property is well-maintained, fully compliant with HUD Section 8 and LIHTC regulations, and provides a positive living environment for residents. This role requires a proactive, detail-oriented professional with experience managing affordable housing properties and navigating the complexities of federal housing programs.

Key Responsibilities:

• Manage all aspects of property operations, including leasing, rent collections, resident relations, maintenance, and compliance.
• Ensure full compliance with HUD Section 8 and LIHTC guidelines, including tenant eligibility, income certifications, and annual recertifications.
• Maintain accurate and up-to-date tenant records in compliance with federal, state, and local laws.
• Coordinate property maintenance and repairs, ensuring timely resolution of work orders and adherence to safety standards.
• Monitor financial performance, prepare budgets, and maintain accurate financial records.
• Enforce community policies, lease terms, and rules, while promoting a positive living environment for all residents.
• Collaborate with maintenance teams, vendors, and contractors to ensure the property remains in top condition.
• Respond to resident inquiries and resolve any issues in a timely and professional manner.
• Oversee marketing and leasing efforts to ensure optimal occupancy rates and minimize vacancies.

Requirements:

• Proven experience (10+ years) managing properties under HUD Section 8 and LIHTC programs.
• Strong understanding of HUD regulations, tax credit compliance, and affordable housing programs.
• Excellent organizational, problem-solving, and multitasking skills.
• Ability to thrive in a fast-paced, high-pressure environment.
• Strong communication and interpersonal skills with the ability to interact with diverse residents, staff, and external stakeholders.
• Proficiency in property management software (RealPage) and Microsoft Office Suite.
• Ability to handle confidential and sensitive information with discretion and integrity.
• Strong financial acumen and the ability to manage budgets, financial records, and reporting.
• High school diploma or equivalent required.
• CPO/COS/LIHTC Compliance certifications or equivalent preferred.
