Lead Revenue Analyst

The Role We're looking for a Lead Revenue Analyst to own pricing and revenue strategy across the portfolio. You'll sit at the intersection of data, market intelligence, and commercial decision-making: setting dynamic pricing strategy, monitoring channel and comp-set performance, forecasting revenue by brand and market, and translating the numbers into clear, credible narratives for executives and property owners. This is a hands-on, high-ownership role. You'll build the models, run the tools, challenge the assumptions, and present the findings. Because we operate multiple brands in very different markets, you'll need to think like five revenue managers at once - a snowbird-driven Gulf Coast condo resort behaves nothing like a Coachella Valley pool home or an Oregon coast cottage. What You'll Do Pricing & Revenue Strategy Own dynamic pricing across the portfolio, including base rates, seasonal curves, minimum-stay strategy, gap-fill logic, and event/holiday premiums for each market. Configure, tune, and audit revenue management tools (e.g., PriceLabs, Beyond, Wheelhouse), ensuring automation reflects strategy rather than replacing it. Design and manage promotional strategy, last‑minute discounting rules, and length‑of‑stay optimization by unit type and season. Forecasting & Performance Analysis Build and maintain revenue forecasts by brand, market, and unit class; track pacing against forecast, prior year, and budget, and flag risks early. Analyze occupancy, ADR, RevPAR/RevPAU, booking windows, cancellation behavior, and channel mix; identify what's driving performance and what to do about it. Conduct unit‑level performance reviews to identify underperformers, diagnose root causes (pricing, listing quality, reviews, amenity gaps), and recommend corrective action. Maintain comp sets for each market using market data platforms (e.g., Key Data, AirDNA); benchmark our performance against competing managers and individual hosts. Track competitor pricing behavior, inventory shifts, and market supply/demand trends, and translate findings into actionable pricing and acquisition insights. Reporting & Stakeholder Communication Produce recurring executive revenue reporting and board‑quality analysis; build and maintain dashboards that give leadership a clear, current view of portfolio health. Support owner‑facing revenue narratives — helping owner relations and brand leadership explain performance, defend strategy, and set realistic expectations. Partner with operations, owner relations, and marketing on cross‑functional initiatives where revenue data informs decisions (fee structures, contract terms, amenity investment, listing merchandising). Team & Process Leadership Establish revenue management SOPs, cadences, and documentation across brands; standardize how pricing decisions are made, recorded, and reviewed. Mentor analysts and market managers on revenue fundamentals; serve as the portfolio's go‑to authority on pricing questions. What You'll Bring Required 4+ years in revenue management, pricing, or revenue analytics — vacation rentals, hotels, or hospitality strongly preferred. Direct experience with short‑term rental dynamic pricing tools (PriceLabs, Beyond, Wheelhouse, or similar) and OTA channel dynamics (Airbnb, Vrbo, Booking.com, direct). Advanced Excel skills (complex models, pivot analysis, Power Query a plus); comfort working with large, messy datasets. Strong analytical storytelling - you can turn a workbook into a decision, and present it credibly to executives and property owners. Demonstrated ability to work independently across multiple markets or business units with competing priorities. Preferred Experience with a vacation rental PMS (Guesty, Track, Streamline, Escapia, or similar). SQL and/or BI tooling (Power BI, Tableau, Looker) for building repeatable reporting. Familiarity with market data platforms (Key Data, AirDNA, Lighthouse). Experience in owner‑managed inventory models (individual homeowners, HOA/resort environments) and an understanding of how revenue performance drives owner retention and acquisition. Exposure to multi‑brand or multi‑market portfolio operations.
