Community Manager

Greystar is a leading global real‑estate platform providing property management, investment, development, and construction services. This role manages day‑to‑day operations of a mid‑rise, stabilized apartment community, achieving financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, and other regulations. Responsibilities Provide input into budgeting by analyzing financial statements, marketing data, and operational reports. Set rent rates and collect rents and fees, ensuring timely posting and bank deposits. Approve vendor invoices, reconcile work performed, verify insurance certificates, code charges, and coordinate payment with accounting. Control expenditures, maintain the petty cash fund, and stay within approved budget limits. Oversee lease enforcement: approve applications, manage discounts and renewals, conduct inspections, enforce notice requirements, evict residents, and collect late fees. Analyze market trends and implement short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction by responding promptly to complaints, questions, and requests. Ensure maintenance staff meet service standards, complete resident requests, and maintain property standards. Perform regular inspections of property, grounds, and amenities to ensure safety, cleanliness, and appearance. Supervise staff: interview, hire, orient, train, and evaluate employees in line with company policies. Assist with client/owner relations: meet owners, conduct tours, provide performance updates, and address owner requests. Complete accounting, financial, administrative, and other reports as required. For California communities, manage the lease process using the California Lease File Checklist to ensure compliance. Travel & Physical Demands Office work with frequent exposure to outdoor elements. Must access all property areas and handle lifting up to 20lb independently and 50lb with assistance. May travel locally for bank deposits, training, and outreach. Basic Knowledge & Qualifications Bachelor’s degree preferred in Business Management, Real Estate, or related field. 4–6years of experience in property management, sales, marketing, and customer service, demonstrating ability to manage daily operations, resolve complaints, handle financial records, increase sales, and lead a team. Strong prioritization skills in a fast‑paced environment. Excellent communication, conflict resolution, and customer‑service skills. Detail‑oriented, self‑motivated, and capable of working independently or collaboratively. Specialized Skills Required state/local licenses and certifications. Valid driver’s license for golf‑cart operation on property and for staff who drive. Proficient with internet, word processing, spreadsheets, and database programs. Strong proficiency with property‑management software (Entrata, Yardi, and/or OneSite). Management and supervisory skills for hiring, directing, evaluating, and managing maintenance staff. Compensation & Benefits Salary range: $80,000 – $90,000. Eligible for quarterly or annual bonuses (corporate) or weekly, monthly, and/or quarterly bonuses (onsite) based on performance.
