LEASING CONSULTANT

PURPOSE:Leasing Agent is to work with the Property Manager in the general administration of the property.ESSENTIAL JOB FUNCTIONS:The Physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The noise level in the work environment is usually moderate.DUTIES AND RESPONSIBILITIES:Perform all duties assigned.Answer the phone pleasantly.Prepare and establish applicant files.Be dependable and flexible.Be a team playerWork weekend requiredMust meet rental requirements to maintain occupancyType letters and memos.Assisting in showing units and screening applicants.Maintain all on-site records pertaining to residents, bills, vendors, contractors, and property matters.Assisting in collection of rents, fees, and preparation of receipts.Make deposits with use of bank scannerOrder supplies with approval from Property ManagerHandle all details of move-in and move- outs, giving special attention to apartment inspection check in and check outsRespond to emergency situations on the property if requested (daily, nights, weekend, holidays)Perform routine inspections of the propertyEnsure that residents are provided with a clean safe, well-maintained community.Work with residents and resident organization;(Some weekends and afterhours required)Prepare process and sign all leases and related forms. Have a strong understanding of the leaseMaintain courteous communication with residents, applicants, and representatives of other companies.Market Apartments and have knowledge of competitors; through the internet, website marketing, and in the physical area. Monitor and track advertising effectivenessAddress all resident issues with the Property ManagerAdhere to all company personnel directives as per the manual of operations and the employee handbook.Ensure that all maintenance requests are being handled within 24 hours. When possible, notify residents with concerns they may have with the work being done.Obtain training on all computer software to be proficient in the function of same.Be able to perform jobs of the Assistant Property Manager when needed.Knowledge and use of Safety equipment.Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimal.Ability to operate basic office equipment such as copier, computer, printer, fax, typewriter, calculator, telephone, and bank scanner.Ability to apply common sense understanding to carry out instructions furnished in written, oral, and diagram form.Knowledge and understanding of company policy and applicable governing laws-Confidentiality, Fair Housing, Virginia Landlord Act., ADA, OSHA, etc.Occasional travel for training and meetings.This job description is not intended to be all-inclusive.
