About the role

North Terrace is looking for a hands-on Project Coordinator to keep our Make Ready and property projects running on time, on budget and to a high standard. You'll be in the field most days, at our properties handling small maintenance projects yourself. You'll also schedule and manage contractors and vendors for larger work, and track every project from start to finish.

If you like fixing things yourself, keeping a busy schedule organized, and seeing a unit go from move-out to move-in ready, this role is for you.

What you'll do

• Complete small maintenance and turn projects yourself, such as painting, drywall repair, fixture replacement and minor repairs
• Schedule and coordinate contractors and vendors for work outside your time or skillset
• Build a scope of work and a budget for each project, then keep the project on track
• Keep unit turns moving toward a 15-day move-out-to-ready target
• Walk completed work, or check photos when a walk isn't possible, before approving contractor and vendor payment
• Keep project status, due dates and work orders current in our property management software
• Communicate with Leasing and leadership on progress, schedule changes and issues
• Maintain the contractor and vendor lists, including pricing, insurance on file and warranties
• Spot value-add projects at our properties and help prepare bids for ownership

What we're looking for

• Working knowledge of general maintenance (painting, drywall, basic plumbing and electrical fixtures, appliances, flooring)
• Experience coordinating projects, schedules and contractors, ideally in property management, maintenance, construction or renovation
• Organized and dependable, with strong follow-through and communication
• Comfortable using a computer for scheduling, budgets and system updates. Rent Manager experience is a plus
• Your own basic hand tools
• Valid driver's license and reliable transportation

Physical requirements

• Work in varying indoor and outdoor conditions
• Comfortable on ladders and standing for long periods
• Regularly lift up to 75 lbs, with some heavier lifting
• Frequent reaching, bending, kneeling and climbing stairs
• Follow safe work practices on every job site
