Chief Financial Officer

NMVS venture studio is seeking a new Chief Financial Officer to help lead the company through its formative real estate and capital-raise phase. Given NMVS's stage and the venture studio's compact team, the Board is open to a part-time or fractional engagement — the role can be performed remotely (and hybrid), with periodic travel to the Albuquerque, NM and Santa Fe, NM campus. The CFO will hold financial oversight across both real estate (PropCo) and operating (OpCo) companies, working closely with the CEO, senior leadership, Board, lenders, and grant agencies through the current capital raise and into early campus build-out.

Key Responsibilities

• Manage the $30M capital stack — preferred equity, senior debt, and owner financing — and act as primary financial point of contact with lenders.
• Own DSCR covenant tracking and compliance reporting through construction and lease-up.
• Support closing of the $15M preferred equity raise and track draws on government grants and loans (EDD-TIO, LEDA, NMFA).
• Oversee the OpCo operating budget, burn, and runway alongside the CEO.
• Stand up financial infrastructure and reporting as new portfolio companies are incubated on the campus.

Reporting, Compliance & Governance

• Run monthly/quarterly close, the board reporting package, and investor updates across both entities.
• Ensure compliance with NM or federal government grant conditions and reporting requirements; coordinate outside accounting, tax, and audit advisors. (note: we are open to part-time accounting/bookkeeping assistance, separate from this role)

Strategic & Board Support

• Serve as strategic finance partner to the CEO, senior leadership and Board on capital strategy, structure, and timing.
• Represent NMVS in financial discussions with lenders, investors, and strategic partners.

What We're Looking For

• 10–15+ years of progressive finance leadership; CPA and/or MBA a plus.
• Experience in real estate finance/debt structuring, venture capital or startup finance, or ideally both.
• Comfort with multi-entity accounting and reporting across a real estate entity and an operating company.
• Comfort and experience with Claude (AI) for financial modeling, assessment and evaluation
• Prior fractional, part-time, or portfolio-CFO experience preferred, given the engagement structure.
• Comfort operating in a lean, early-stage environment; based anywhere near Albuquerque (e.g. Denver, Phoenix, etc.)., with willingness to travel to Albuquerque and Santa Fe periodically.)

Engagement & Compensation

This is envisioned as a part-time/fractional role at roughly 15–25 hours per week (~0.4–0.6 FTE) through the current capital raise and campus build-out, with scope to grow alongside NMVS. Compensation is open for discussion and would likely combine a monthly cash retainer with a modest equity or profits-interest component, consistent with practice at other early-stage venture studios and real estate platforms.
