Project Manager - Industrial

Job Description RC Andersen, part of STO Building Group, is seeking a Project Manager in Atlanta, GA. This person will be responsible for planning and overseeing commercial warehouse/industrial projects from estimating and pre‑construction to final completion. They will ensure projects are completed on time and on budget, build schedules, designate project resources, purchase and manage subcontractors, prepare budgets, monitor progress, and keep clients informed throughout the project. Projects range from 50,000 SF to 3.7 million SF. Essential Duties and Responsibilities Ensure the quality completion of projects on schedule and within the allocated budget. Perform a qualitative review of all contract documents for potential conflicts or interpretation issues to mitigate risk. Review design documents for compliance to specifications and contract. Complete requests for proposals (RFPs), working through site investigation and preliminary design. Prepare invitations to bid and solicit competitive trade proposals. Bid projects and write subcontractor scopes of work. Award subcontracts, negotiate contract amounts, and write purchase orders. Ensure proper document control and record keeping, submit close‑out documents, including as‑built drawings. Create, maintain and monitor a detailed master project schedule and provide timely reports to determine if work is in accordance with contract requirements. Work with Superintendent(s) to maintain project schedule, safety standards, and quality control/assurance. Proactively take steps to avoid potential issues; if issues arise, respond and resolve in a timely manner and keep documentation of potential claims. Compile and maintain information required for project status reports, job completion percentages, job costs, progress of subcontractors, etc. Coordinate final acceptance, including punch list completion, commissioning, and warranties. Develop and maintain trust and confidence of clients; keep close contact to advise status of the project and resolve questions. Identify changes in project scope, notify client, prepare and submit change orders. Facilitate monthly owner billings; review pay requests for completeness and process promptly. Communicate with executive team regarding job progress, status, difficulties, and issues, including design changes and anticipated alterations to the contract. Lead in client presentations and project meetings. Conduct site visits / field investigations weekly at minimum. Comply with safety policies and make recommendations for safety program enhancements. Mentor and educate Assistant Project Managers and/or Project Engineers. Education, Experience, and Licensing/Certifications Degree in Construction Management, Engineering or a related field preferred with a minimum of 4 years of experience successfully managing construction projects from conception to completion for a general contractor. Experience in warehouse construction is preferred but not necessary. Knowledge, skills and abilities: Excellent project management and organizational skills, including critical path method; proven ability to deliver a quality project on schedule, within budget, and to client satisfaction. Ability to read and understand drawings, specifications, surveys, mechanical and electrical sheets, project schedules, cost reports, and other construction documents; understanding of contract provisions. Compensation In addition to base pay, eligible for a discretionary bonus based on company and individual performance.
