POSITION SUMMARY POSITION SUMMARY

The Residential & Commercial Framing Estimator is responsible for developing accurate, competitive, and timely bids for residential and commercial framing projects throughout the Phoenix metro area. This is a dual-track role: you will estimate and, when projects are awarded, transition into project oversight to ensure field execution aligns with the approved scope and budget.

This position requires strong blueprint reading skills, a working knowledge of wood and metal framing, the ability to solicit and manage material supplier quotes, and the discipline to track multiple bids simultaneously. You will report directly to the owner and work closely with the field superintendent and administrative team.

CORE RESPONSIBILITIES

Estimating & Bidding

- Perform complete quantity takeoffs for wood framing, metal framing, trusses, floor systems, sheathing, and related materials from architectural and structural plans

- Solicit and compare material pricing from a minimum of three suppliers per bid (lumber, hardware, trusses, floor joists)

- Prepare detailed, itemized bid proposals with clear labor and material breakdowns

- Review bid documents for scope gaps, RFI opportunities, and value engineering options before submission

- Submit bids on time, every time — deadline management is non-negotiable

- Maintain a live bid tracking system (spreadsheet or software) showing: project name, bid date, submission status, GC contact log, follow-up dates, and win/loss feedback

- Follow up on all submitted bids within 5 business days;

Project Oversight (Post-Award)

- Upon contract award, transition into project management support — review final takeoffs with field superintendent to confirm accuracy before material orders are placed

- Coordinate with lumber yards and suppliers to confirm delivery schedules aligned with crew deployment

- Flag scope changes and prepare change order requests promptly

- Conduct periodic site visits to verify scope alignment and document progress for billing draws

Client & GC Relationships

- Develop and maintain relationships with GC contacts, project managers, and purchasing departments at production builders and commercial general contractors

- Represent JA Framing professionally in all communications — phone, email, and in person

- Proactively identify new bidding opportunities through BuildConnect, GC outreach, and referrals

- Provide owner with weekly written status report on all active bids, awarded projects, and pipeline activity

QUALIFICATIONS

Required

- 3 to 5+ years of estimating experience in residential and/or commercial framing or closely related construction trade

- Demonstrated ability to read and interpret architectural and structural blueprints — this is the core skill of this role

- Proficiency with estimating takeoff software (experience with Stack, Bluebeam, PlanSwift, or equivalent;
JA uses a proprietary Mexico-origin program — training provided)

- Strong working knowledge of lumber, hardware, truss, and floor joist systems and current Phoenix metro material pricing

- Proficient in Microsoft Excel and email;
comfortable with GoogleDrive and cloud-based document sharing

- Excellent time management and the ability to juggle multiple bids under tight deadlines

- Reliable transportation and valid Arizona driver's license

Strongly Preferred

- Prior field experience as a framer, lead carpenter, or framing superintendent — candidates who have worked in the field carry a significant advantage

- Experience estimating multi-family (apartments, condos) and/or hospitality (hotels, extended stay) projects

- Bilingual (English/Spanish) — not required, but highly valued given the makeup of our crews and supplier network

- Familiarity with Arizona ROC requirements, building codes, and permit processes

- Experience using BuildConnect, Procore, or similar construction management platforms

- Competitive base salary: $60,000 – $80,000 depending on experience and track record
