Facilities Manager
Action Pathways is seeking a highly organized and experienced Facilities Manager to oversee the maintenance, safety, and operational readiness of agency-owned and leased properties throughout the service area. This position is responsible for planning, implementing, and evaluating preventive maintenance programs; managing facility repairs and vendor relationships; overseeing fleet operations; supervising maintenance staff; and ensuring compliance with health, safety, and regulatory requirements.
The ideal candidate will possess strong property and facilities management experience, technical knowledge of building systems, excellent customer service skills, and the ability to manage multiple projects and priorities.
Essential duties and responsibilities include overseeing maintenance and service activities for agency offices, early childhood centers, food distribution facilities, culinary kitchen operations, and rental properties; conducting routine inspections to ensure facilities meet health, safety, and regulatory standards; developing and managing preventive and corrective maintenance programs; coordinating and monitoring contractors, vendors, and service providers to ensure quality and compliance with specifications; maintaining records regarding equipment, building systems, repairs, warranties, and property conditions; assisting in identifying, evaluating, and securing suitable facilities for agency programs; managing agency leases, monitoring expiration dates, and participating in lease renewal negotiations; overseeing property management activities and maintaining property management databases; serving as a liaison with tenants and ensuring timely resolution of facility-related concerns; supervising general maintenance workers, including scheduling, training, performance management, and work order oversight; conducting quality monitoring of janitorial and housekeeping functions across agency sites; preparing facility condition reports and recommendations for agency leadership; responding to facility emergencies and after-hours urgent maintenance issues; researching and recommending energy-saving and sustainability initiatives; and managing fleet operations, including maintenance scheduling, safety compliance, asset tracking, and operational readiness.
Qualifications include a bachelor's degree in property management, construction management, real estate, facilities management, or a related field; three to seven years of related experience in property or facilities management; experience with tenant relations and property oversight required; one to two years of supervisory experience required; knowledge of property, facilities, and project management principles; understanding of building systems, including HVAC, electrical, plumbing, and general maintenance; familiarity with building codes and regulatory requirements; strong organizational, communication, and problem-solving skills; ability to prioritize work, manage multiple projects, and meet deadlines; strong customer service orientation and interpersonal skills; proficiency with Microsoft Office applications, databases, spreadsheets, and internet-based research; and experience developing and maintaining property management databases.
Required certifications and licenses include a valid North Carolina driver's license, reliable personal transportation, annual TB test with negative results, and first aid and CPR certifications preferred.
Physical requirements include frequent standing, walking, climbing, bending, kneeling, crawling, reaching, and lifting. Employees must be able to lift and carry materials and equipment as necessary to perform facility inspections and maintenance oversight.
