Job Description Summary This role manages the day‑to‑day operations of an assigned property, overseeing the team, resources, and financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws. Job Description Provides input into budget development by analyzing financial statements, marketing information, and operational reports. Meets targeted revenues by setting rent rates, ensuring timely rent and fee collection, depositing funds, and preparing monthly financial reports. Approves vendor invoices, verifies work performed, ensures certificates of insurance, codes charges, and coordinates communication among parties. Controls expenditures within the approved budget and manages the petty cash fund. Oversees lease enforcement, approves resident applications, conducts inspections, follows notice requirements, processes evictions, and collects late fees. Analyzes market and economic trends and implements marketing and leasing strategies to achieve occupancy and revenue goals. Promotes resident satisfaction through timely resolution of complaints and requests, ensuring maintenance staff comply with service standards. Conducts regular property inspections, ensuring safety, cleanliness, and appearance standards are met. Supervises property staff: hiring, training, performance management, and adherence to company policies. Assists in client/owner relations by meeting owners, presenting property updates, and responding to owner requests. Completes various accounting and administrative reports and performs other duties as assigned. For California: manages lease process using the California-specific Lease File Checklist. Property Details Property Name: Junction Six Forks Location: Raleigh, NC Type: Mid‑Rise Stage: Stabilized Units: 266 Schedule: Monday‑Friday (weekends if needed) Basic Knowledge & Qualifications Preferred Bachelor's degree in Business Management, Real Estate, or related field. 4–6 years of relevant experience in property management, sales, marketing, or customer service sufficient to manage day‑to‑day operations, resolve complaints, maintain financial records, increase revenue, and coordinate a team. Ability to manage multiple priorities in a fastpaced environment. Excellent communication, conflict resolution, and customer‑service skills. Detail‑oriented, self‑motivated, able to work independently, lead, and collaborate. Specialized Skills All required licenses and certifications as dictated by jurisdiction. Valid driver's license for golf-cart operation and for staff with privileges. Proficiency in internet, word processing, spreadsheet, and database programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, evaluate, and manage staff, including maintenance specialists. Travel / Physical Demands Work mainly office-based; may require frequent exterior exposure to varying weather and odors. Must be able to access all exterior and interior parts of the property and amenities. Must move up to 20 pounds alone, 50 pounds with assistance. Routine local travel may be required for bank deposits, training, or outreach events. Salary & Compensation Salary Range: $75,000 – $80,000. Corporate Positions: eligible for quarterly or annual bonus program based on individual and company performance. On‑site Property Positions: eligible for weekly, monthly, and/or quarterly bonus programs. Benefits Medical, Dental, Vision, and Disability & Life insurance.
