Property Coordinator

Position Title: Property Coordinator Location: Hollywood, FL Full Time/Part Time: Full time Req ID: R478-2026 Job Overview The Property Coordinator assists the Property Manager with day-to-day management of a portfolio of properties. Primary focus is on administrative functions and tenant/vendor relations, including vendor bids, contracts, invoice coding, job cost documents, expense reclassification, vendor coordination, inspections, utility accounts, vacancy cleanouts, emergency response plans, budget preparation, travel & expense reports, and case management in Kimco's Customer Service platform. Responsibilities Collect vendor bids and prepare contracts for repairs, maintenance, and capital improvement projects. Review and code all vendor invoices. Code and process all job cost documents and reclassify expenses. Coordinate vendor work and annual inspections (fire, alarm, backflows, etc.). Open and close utility accounts. Manage vacancy cleanouts and vacancy profiles. Assist in maintaining emergency response plans with current contact information. Support annual budget preparation. Coordinate travel and expense reports. Review and respond to cases logged in Kimco's Customer Service platform. Issue work orders to vendors and follow up to ensure completion. Maintain tenant relationships via verbal and written communication. Qualifications Background in retail commercial real estate. At least two years of experience in a fast‑paced corporate setting. Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook, and Access). Bachelor's degree or equivalent working experience. Prior administrative experience. Technology‑forward mindset with curiosity for AI and innovative solutions.
