Job Description Job Summary The Area Manager for the Graduate School of Arts and Sciences (GSAS) is responsible for complete facility management of 8 buildings, 225,000 square feet and a budget of 2.6 million. The building portfolio includes graduate dormitories, administrative offices, library collections and a dining facility. Job-Specific Responsibilities Responsible for all facilities operations including: Oversees the maintenance & operations of the facilities to provide a safe home for graduate and undergraduate students. Regularly interacts with student residents, faculty, and staff responding to occupant building problems/requests promptly and resolving them quickly. Responsible for budget management, vendor selection, & managing relationships with many Harvard departments. Directs day-to-day activity of custodial staff, building trades, & contractors to assure timely and cost-effective completion of work. Maintains the security of the buildings through proper attention to access control, security procedures and the condition of locking devices. Reviews computer-based HVAC, security and fire systems, monitors safety compliance, coordinates inspections and ensures compliance with codes & regulations. Works closely with OPRP and Harvard University Office for Sustainability staff to implement best operations and maintenance practices, and toactively participate in FAS greenhouse gas and energy reduction efforts and goals for House. Responds to emergency situations as appropriate during both working and off-hours. Occasional planned weekend work including student move-in and move-out & Summer School move-in. Working Conditions This is an on-campus critical position. Physical Requirements Ability to lift up to 50 pounds, perform daily physical activity, including walking to and fromvarious buildings, climbing multiple sets of stairs and walking from room to room on eachfloor to inspect the physical condition of the building, required. Qualifications Basic Qualifications Advanced education and/or technical training beyond high school. 8+ years' experience in the management of physical facilities, including staff and/or vendor supervision experience. Demonstrated experience with building automated control systems including security and HVAC. Additional Qualifications and Skills Excellent communication skills; ability to assess needs, set priorities, and deal with stressful situations. Computer skills necessary, including proficiency in work order systems, daily maintenance, invoice processing, budget and payroll management. Must enjoy working with students. Experience in the management of physical facilities in a University setting preferred. Critical/Essential Status During emergency situations and severe inclement weather this position is designated as essential and critical to the operations of the FAS. Additional Information Standard Hours/Schedule: 35 hours per week Compensation Range/Rate: The salarywill be determinedbased on the position and the candidate’s relevant experience.
