Property Accountant (Middlesex County)

Position Overview:

Our real estate client located in Middlesex County NJ is seeking to add a Property Accountant to the team. The Property Accountant will play a key role in supporting day-to-day property-level accounting across our client's portfolio, assisting with journal entries, reconciliations, month-end close, and audit/tax workpaper preparation. The role works across properties as business needs require rather than a fixed book of business. The opportunity is hands-on, and well suited to a developing professional with foundational accounting knowledge, strong attention to detail, and a desire to build property accounting expertise in a high-volume, multi-entity portfolio. Key Responsibilities:

Property-Level Accounting & Close

• Prepare journal entries for fixed assets, depreciation, and prepaid expenses for review.
• Prepare bank reconciliations, investigating and resolving outstanding items on a timely basis.
• Post and review ledger activity for assigned entities, ensuring accurate posting and data integrity.
• Prepare intercompany balance reconciliations within the general ledger, ensuring consistency across related entities.
• Research reconciling items, unapplied cash, and open balance sheet items, escalating as needed.
• Assist with the month-end close across assigned entities, maintaining accurate, reconciled property-level books in accordance with the close calendar.
• Prepare property-level data and supporting schedules for the finance function.
• Assist with year-end adjusting and tax-related journal entries and supporting workpapers.
• Assist fellow property accountants with year-end close procedures as needed.
• Identify training needs and process gaps and escalate to accounting leadership.

Systems & Reporting

• Assist in maintaining accurate property and entity data.
• Support ad hoc reporting requests from accounting and finance leadership.

Cross-Functional Coordination

• Assist with information requests from auditors, lenders, and insurers on assigned properties, as directed.
• Coordinate with centralized AP/AR teams on transactional matters.
• Assist the centralized AP team with check-related support as needed, such as routing checks for signature and following up on approvals.
• Partner with finance staff on data needs supporting reporting and analysis.
• Coordinate with property management on property-level financial matters.

Qualifications & Competencies:

• Bachelor's degree in Accounting, Finance, or related field required.
• 1–3 years of accounting experience; property or real estate accounting experience preferred, public accounting experience an acceptable alternative.
• Multi-entity or commercial real estate exposure is a plus.

Technical Skills

• Familiarity with real estate accounting software a plus; Yardi a plus.
• Proficiency in Microsoft Excel.
• Working knowledge of general accounting concepts and cash-basis property accounting.

• Strong attention to detail and organizational skills; able to manage multiple deadlines.
• Willingness to learn, ask questions, and take direction.
• Clear, professional communication with property management and internal teams.
• Motivated to grow within a developing team environment.

Compensation Target: Salary $70k - $85k commensurate with experience.
