Community Manager - Build to Rent

Job Description Location: Anchor Point (9205 Aft Ln, Chattanooga TN). Primary Responsibilities Manage day-to-day operations of the build-to-rent community, ensuring compliance with company policies, Fair Housing, ADA, FCRA, and other applicable laws. Prepare homes and common areas for leasing and resident activities, welcome prospective residents, conduct new home tours, and provide information on leasing processes. Respond to community inquiries, requests, and concerns via telephone and email. Lead hiring and onboarding of BTR team members, conduct interviews for sales and onsite leasing candidates. Facilitate company training, manage onsite leasing operational performance in line with company values and business practices. Participate in budget development by analyzing financial statements, marketing information, and operational reports. Achieve targeted revenues by analyzing rent rates, ensuring timely collection of rent and fees, and preparing weekly, monthly, and quarterly financial status reports. Manage relationships with suppliers, contractors, and service providers to ensure contractual obligations are met. Control expenditures within approved budget constraints. Oversee lease enforcement, including application review, discount approval, renewal leases, periodic home inspections, notice requirements, eviction, fee collection, and other lease-based charges. Analyze market and economic trends to implement short- and long-range marketing and leasing strategies that meet occupancy and revenue goals. Promote resident satisfaction and retention by addressing complaints, questions, and service requests promptly. Follow up with prospects and new residents to ensure satisfaction and foster relationships. Conduct inspections of the property, grounds, buildings, and amenity spaces to maintain safety, cleanliness, and curb appeal standards. Utilize property management systems for social media, reputation management, resident ledgers, service request history, and prospect data. Respond promptly and courteously to resident and client/owner concerns, taking proactive actions to resolve issues. Skills & Competencies Associate degree or higher preferred (not required). Lease Up/New Construction Property Management experience preferred. Active Real Estate or Property Manager license in the State of Georgia required. 3+ years of onsite operations management in Build to Rent, New Home Sales, New Construction/Lease Up Sales, Hospitality, Retail, and/or Multi-Family Property Management. CAM, NALP, CPM designations preferred. Advanced computer and technology system knowledge (Property Management Systems, CRM, Word, Excel, PowerPoint). Excellent written and verbal communication skills. Strong customer service skills in a fast-paced environment. Detail-oriented, producing high-quality work under deadlines and multitasking. Ability to thrive in a high-volume data entry and processing environment. Essential Job Functions Function as an onsite Community Manager representing Maymont Homes at BTR locations assigned. Other duties as assigned by supervisor or leadership team. Key Metrics & Responsibilities NOI, occupancy, and stabilization metrics. Customer satisfaction measured by KPI through reputation management software systems. Ensure direct reports complete assigned training by deadlines set forth. Benefits 5% 401(k) match.
