Community Manager

ARISE EQUITY MANAGEMENT COMMUNITY MANAGER HOUSTON, TEXAS RUN THE COMMUNITY.OWN THE NUMBERS.LEAD THE PEOPLE. THIS IS NOT A DESK JOB WITH A NICER TITLE. You own a community. The residents. The team. The leasing. The collections. The budget. The buildings. The vendors. The problems. AND THE RESULTS. At Arise Equity Management, we manage apartment communities like owners—because we are owners. That means we care about the details. We watch the numbers. We walk the community. We fix problems. We tell the truth. And we expect leaders to lead. We give our Community Managers real authority. WE EXPECT REAL ACCOUNTABILITY IN RETURN. HERE’S THE SCOREBOARD. You won’t have to guess whether you’re winning. 96%+ ECONOMIC OCCUPANCY DELINQUENCY ON BUDGET MAINTENANCE SPEND ≤3 DAYS WORK ORDERS ≤10 DAYS MAKE READIES Those numbers matter. But they don’t happen by staring at a spreadsheet. They happen because you built the right team, created urgency, followed up, inspected the work, made the calls, walked the community, talked to residents, closed leases and refused to let small problems become big ones. THAT’S THE JOB. WHAT YOU OWN Everything that makes the community work. FILL THE APARTMENTS. Generate traffic. Know your competitors. Keep listings sharp. Follow the leads. Give great tours. Ask for the lease. OUR TARGET CLOSING RATIO?50%+. You’ll track what’s generating leases, what’s wasting money and what needs to change. NO MARKETING THEATER.TRAFFIC. APPLICATIONS. LEASES. COLLECT THE MONEY. Rent is due. You’ll know exactly who hasn’t paid, why they haven’t paid and what happens next. DELINQUENCY GETS WORKED EVERY DAY. Not next week. Not after month-end. Today. You’ll manage notices, payment communication, eviction filings, court proceedings, skips, collections and resident ledger accuracy. THE TARGET IS SIMPLE: DELINQUENCY BELOW 1% OF RENTAL INCOME. PROTECT THE COMMUNITY. Walk it. Every day. See the landscaping. See the trash. See the broken light. See the trip hazard. See the unit that isn’t ready. See what everyone else walked past. Work orders should be completed within 3 days. Make readies within 10 days of move-out. You’ll oversee preventive maintenance, emergency coverage and capital projects while keeping the community safe, clean and ready to sell. OWN THE BUDGET. Revenue matters. So does every dollar going out the door. You’ll approve invoices, control purchasing, obtain competitive bids, manage vendors, explain variances and operate the community within its approved budget. We don’t spend money because “that’s what we’ve always done.” WE SPEND WHERE IT PRODUCES A RESULT. KEEP GOOD RESIDENTS. A signed lease is not the finish line. You’ll manage renewals, resident communication, online reputation, lease expirations, resident events and move-out feedback. TYPICAL RENEWAL TARGET: 65%+. When residents have a problem, we respond. When we make a commitment, we follow through. When something isn’t working, we fix it. LEAD THE TEAM. You are not just managing apartments. YOU ARE BUILDING A TEAM. Hire well. Train constantly. Set expectations. Inspect the work. Give feedback. Recognize great performance. Deal with poor performance. And never ask your team to care more about the community than you do. You’ll lead leasing and maintenance employees, manage schedules and payroll, conduct one-on-ones and build a culture where people know what winning looks like. MANAGE CONTRACTORS. Good vendors make us better. Bad vendors cost us twice. You’ll source vendors, define scopes, verify insurance, obtain bids, inspect completed work and approve payment only when the job is actually done. PRICE MATTERS. QUALITY MATTERS MORE. SAFETY ALWAYS MATTERS. OUR VALUES AREN’T WALL ART. We expect them to show up in how you work. INTEGRITY Tell the truth. Do what you said you would do. Produce work you’re proud to put your name on. SAFETY Nobody Gets Hurt. Use PPE. Follow SDS requirements. Maintain clean work areas. Stop unsafe work. Getting the job done is never more important than getting people home safely. WORK ETHIC Show up. Be prepared. Move with urgency. Finish what you start. TEAMWORK + RESPECT Help the team win. Accept feedback. Give feedback. Treat people well. No ego required. YOU’LL PROBABLY LOVE THIS JOB IF… You like owning the outcome. You notice things other people miss. You can read a financial statement and walk a vacant unit. You’re comfortable having hard conversations. You enjoy developing people. You follow up without being reminded. You’d rather solve a problem than explain why it happened. You know that great community management happens in the community, not from behind the desk. THIS PROBABLY ISN’T FOR YOU IF… You need someone constantly telling you what to do next. You avoid difficult conversations. You think collections are someone else’s problem. You think maintenance is someone else’s problem. You think leasing is someone else’s problem. You prefer explaining missed targets to figuring out how to hit them. You believe “good enough” is actually good enough. IT ISN’T. WHAT YOU BRINGREQUIRED High school diploma or equivalent 5+ years of on-site multifamily community management experience Proven success in leasing, delinquency control and budget management Working knowledge of Fair Housing, Texas landlord-tenant law and eviction procedures Experience with ResMan Proficiency with Microsoft Office Strong written and verbal communication Valid driver’s license, reliable transportation and current auto insurance Ability to pass a background check and drug screen NICE TO HAVE Associate’s or Bachelor’s degree in business, real estate or a related field CAM, CAPS, ARM or similar industry designation Lease-up experience Bilingual English/Spanish WHAT YOU GET $48,000–$85,000 BASE BASED ON EXPERIENCE + RESPONSIBILITY Compensation reflects both your experience and the scope of the assignment. Larger or more complex communities carry greater responsibility—and offer higher compensation within the range. MONTHLY PERFORMANCE BONUS Hit the numbers. Earn more. Bonus opportunity is tied directly to performance, including occupancy, delinquency and budget. BENEFITS Medical Dental Vision Life Insurance Paid Time Off 30% HOUSING DISCOUNT Because working in multifamily should have some perks. PAID INDUSTRY TRAINING Want to earn a designation or get better at what you do? Good. We want that too. ROOM TO GROW Arise is growing. We would rather develop our next leaders than go find them somewhere else. ABOUT ARISE Arise Equity Management is a Texas multifamily owner-operator. We believe apartment communities can perform financially and be places residents are proud to call home. That requires disciplined operations, well-maintained communities and teams who genuinely care about the people they serve. We don’t want caretakers. WE WANT OWNERS WITHOUT THE EQUITY. People who look at a community and think: MINE. My residents. My team. My community. My budget. My reputation. My result. IF THAT SOUNDS LIKE YOU—WE SHOULD TALK. THE REALITY OF THE JOB This is a full-time position, typically 40 hours per week. Multifamily doesn’t always operate from 9 to 5. Weekend availability is required, including rotating Saturdays depending on community needs. Community Managers must also be available for emergencies and may occasionally work extended hours during lease‑up, month‑end or significant community events. You’ll spend time in the office. You’ll also spend plenty of time outside—walking the community, inspecting units, meeting contractors and solving problems. You should be comfortable walking stairs and uneven terrain, working outdoors in Texas weather and occasionally lifting or moving up to 50 pounds. Reasonable accommodations may be made for qualified individuals with disabilities. ONE LAST THING. Résumés tell us where you worked. WE CARE MORE ABOUT WHAT HAPPENED BECAUSE YOU WERE THERE. Did occupancy improve? Did delinquency fall? Did turns get faster? Did the community look better? Did NOI improved? Did your team get stronger? TELL US WHAT YOU CHANGED. Then come help us build something exceptional. ARISE. OWN THE OUTCOME. EQUAL EMPLOYMENT OPPORTUNITY Arise Equity Management is an Equal Opportunity Employer. Employment decisions are made without regard to race, color, religion, sex including pregnancy, sexual orientation or gender identity, national origin, age, disability, genetic information, veteran status or any other characteristic protected by applicable federal, state or local law. Arise Equity Management complies with applicable Fair Housing laws and is committed to providing a workplace free from discrimination and harassment. Reasonable accommodations are available to qualified individuals with disabilities. This description summarizes the primary responsibilities of the position and is not an exhaustive list of duties or requirements. Responsibilities may change based on business needs. This description does not constitute an employment contract. #J-18808-Ljbffr
