UNCLASSIFIED POSITION LOCATED IN THE DEPARTMENT OF REAL ESTATE & ASSET MANAGEMENT Salary: $42,627 Non‑negotiable Minimum Qualifications: High school diploma or GED equivalent; supplemented by two (2) years of experience as a plumber or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Specific License or Certification Required: Must possess and maintain a valid Georgia driver’s license or proof of mobility equivalent may be requested. Specific Knowledge, Skills, or Abilities: Must be able to demonstrate proficiency in performing the essential functions and learn, comprehend, and apply all county or departmental policies, practices, and procedures necessary to function effectively in the position. Examination The examination will consist of an evaluation of education and experience, accomplished by analyzing the application. If selected, an official, accredited college transcript is required, at the time of employment, for all degrees/coursework used to qualify for this position. Purpose of Classification: Incumbent in this class performs operational duties related to plumbing activities. Responsibilities include troubleshooting and resolving plumbing problems with toilets, drains, and water lines; installing, repairing, and renovating plumbing‑related equipment and water lines; and unstopping toilets, lavatories, drains, and water fountains. Essential Functions Performs preparatory work, including ensuring materials and equipment are available for use when making repairs and inspecting work sites for potential problems. Performs plumbing duties, including installing new equipment in restrooms, such as soap dispensers, toilet paper and towel dispensers; installing, repairing, and renovating plumbing fixtures, such as toilets, drains, and related fixtures; maintaining, repairing, and replacing lavatories, storm drains, water lines, waste lines, ponds, fountains, waterfalls, skimmers, pumps, fountainheads, filters, and hot water heaters; cutting and threading pipes and other materials; and reading and interpreting sketches, layouts, and blueprints. Ensures work performed meets state and local code requirements. Performs site cleanup when jobs are completed, including retrieving debris, gathering tools, cleaning work area, and performing touchup work as needed. Inventories materials and equipment to ensure adequate supply levels. Consults with supervisor to discuss work assignments and priorities. Additional Functions: May be required to serve on a 24‑hour on‑call basis. Performs other related duties as required. Operational Planning and Execution: Manages tasks efficiently, ensuring timely completion of repairs and installations; schedules routine inspections to prevent system failures and extend equipment life; assesses plumbing systems to identify inefficiencies or potential failures. Adaptability and Rapid Problem Solving: Quickly identifies the root cause of leaks, clogs, pressure issues, or fixture malfunctions; finds practical fixes when parts are unavailable or access is limited; adapts to new plumbing technologies, materials, and code requirements. Team Cohesion and Communication: Explains plumbing issues and repair steps to supervisors, coworkers, and building occupants; works effectively with electricians, HVAC techs, and other trades on multi‑system repairs; provides guidance on safe practices, tool use, and diagnostic techniques. Safety and Risk Awareness: Recognizes risks such as contaminated water, gas leaks, confined spaces, and high‑pressure systems; follows plumbing codes, OSHA standards, and environmental regulations; uses power tools, torches, and cutting equipment safely and responsibly. Technical and Equipment Proficiency: Installs pipes, fixtures, valves, pumps, and water heaters to code; cuts, threads, solders, glues, and assembles piping systems with precision; identifies root causes and performs repairs on drainage, water supply, and gas systems. Performance Aptitudes Data Utilization: Requires the ability to evaluate, audit, deduce, and/or assess data using established criteria. Includes exercising discretion in determining actual or probable consequences and in referencing such evaluation to identify and select alternatives. Human Interaction: Requires the ability to act as lead person or crew leader, providing guidance to a work unit, coordinating activities, and reviewing work of the unit. Requires the ability to provide semi‑formal training to others in specific areas using furnished teaching materials. Equipment, Machinery, Tools, and Materials Utilization: Requires the ability to operate and control the actions of equipment and machinery, requiring the monitoring, adjustment, regulation, and/or setting of multiple conditions. Verbal Aptitude: Requires the ability to utilize a wide variety of reference, descriptive, advisory, and/or design data and information. Mathematical Aptitude: Requires the ability to perform addition, subtraction, multiplication and division; ability to calculate decimals and percentages; may include ability to perform mathematical operations with fractions; may include ability to compute discount, interest, and ratios; may include ability to calculate surface areas, volumes, weights, and measures.
