Commercial Maintenance Manager Summary The Maintenance Manager oversees the maintenance operations and infrastructure of a commercial building campus, managing work orders, ensuring timely completion, and maintaining quality standards. Responsibilities Schedule: Monday‑Friday (plus one Saturday per month). Operate and maintain building automation systems to provide continuous supply of hot and chilled water, electrical power, gas or air. Diagnose and troubleshoot MEP system malfunctions to prevent catastrophic failure. Utilize CMMS to manage the repair, maintenance, and installation of tools, equipment & utility systems. Balance routine, preventive maintenance and project work to optimally manage the needs of both the facility and the client. Review new space/equipment plans and discuss equipment service needs and modifications with client and/or design engineers. Develop and supervise the implementation of routine and preventive maintenance for all physical plant equipment, including boilers, pumps, motors, cooling towers, controls, pipes, condensers, heating units, absorbers, transformers, etc. Provide technical assistance and training to Facilities Maintenance personnel. Provide follow‑up reports to the Director of Buildings and Grounds regarding work order status and loads. Assist with technical support to various departments regarding requested repairs and improvements. Distribute daily and monthly work schedules. Perform quality assurance and accountability reporting. Oversee project managers, architects, engineers and contractors for all capital and non‑capital improvement projects. Provide effective communication and compliance to the Director of Environmental Health and Safety. Manage and procure all service & preventative maintenance contracts and agreements. Complete quarterly training assignments identified in the structured personal development plan. Complete an approved craft self‑assessment within 30 days of signature date. Perform other duties as assigned. Qualifications Proven supervisory, administrative, and communication skills, along with an Associate Degree (A.A.) or equivalent, or five years related experience and/or training; or an equivalent combination of education and experience. 3‑5 years managerial/supervisory experience in the facilities management field, preferably in a commercial setting. Experience performing maintenance on chillers, boilers, thermal storage, pumps, heat exchangers, HVAC systems, building automation systems, life safety systems, utility services, electrical power distribution, plumbing & sewage, and HP steam systems. Computer proficiency, including working knowledge of Microsoft Office Suite. Ability to work non‑standard hours, including evenings and weekends, and availability to be on‑call for emergency situations. Ability to plan, organize, prioritize, and manage effective time. Ability to work under pressure and meet established goals and objectives. Sense of self‑direction and urgency to meet deadlines. Comfortable performing multi‑faceted special projects in tandem with routine, day‑to‑day activities. Compensation The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area, market pay rates, and the candidate’s experience and qualifications. The pay range for this position is $63,750.00 – $75,000.00.
