Job Description: Summary The Senior Property Manager holds accountability for the financial and operational performance of a large or complex residential asset, or for a portfolio of communities, on behalf of TRG Management and its ownership partners. The role preserves and grows the value of the owner’s asset through disciplined expense control, revenue optimization, and capital stewardship; delivers a superior resident experience; and builds, leads, and develops a high-performing on-site team. This position is distinguished from the Property Manager role by the scale and complexity of the assets under management, the depth of experience required, and the degree of independent judgment and financial authority exercised. The Senior Property Manager operates with limited day-to-day direction, is expected to diagnose and resolve performance issues beforeescalation, andserves as a resource and mentor to Property Managers across the region. Essential Duties and Responsibilities The duties listed below are representative of the position. Other duties may be assigned. Financial Performance and Asset Stewardship Owns the Annual Operating Budget for the assigned asset or portfolio — leads its preparation, defends the assumptions to ownership, and manages performance against it throughout the year. Reviews monthly financial statements, identifies and explains variances to budget, and implements corrective action plans without waiting for direction. Approves expenditures within delegated authority; evaluates and negotiates vendor and service contracts to control cost while protecting quality and the physical asset. Directs bookkeeping and accounting functions, including receipts, disbursements, mortgage, tax, insurance, and management fee payments. Developsandrecommendscapital improvement plans, tracksproject spendagainst approved budgets, and reports outcomes to ownership. Identifies and implements cost-saving measures and ancillary revenue opportunities that contribute to net operating income. Leasing, Occupancy, and Revenue Accountable for occupancy, resident retention, delinquency, and effective rent performance against established targets. Sets and adjusts pricing and concession strategy in coordination with ownership andRegionalleadership, using market data and competitive analysis. Oversees preparation and execution of lease and rental agreements; ensures collection of rents, deposits, and impounds in accordance with policy and applicable law. Directs marketing and lease-up activity, evaluates results, and reallocates effort based on performance. Reports on portfolio status, including occupancy rates, traffic and conversion, lease expiration exposure, and renewal pipeline. Operations and the Physical Asset Directs maintenance, upkeep, reconditioning, and alterations of the property consistent with the Annual Operating Budget and the management or lease agreement. Conducts regular property inspections, maintains the inventory of building contents and record of property condition, and reports findings to ownership. Procures supplies and equipment within budget;overseescontracted security, maintenance, and groundskeeping services. Establishes and enforces emergency preparedness, life-safety, and hurricane readiness procedures for the assigned asset or portfolio. Coordinates utility transfers and service arrangements for residents and vacant units. Team Leadership and Development Recruits, hires, onboards, andretainson-site staff in partnership with Human Resources;builds benchstrength and succession depth within the team. Sets performance expectations, delivers regular feedback and formal appraisals, and addresses performance and conduct issues promptly and consistently. Serves as a mentor and technical resource to Property Managers and Assistant Managers across the region; supports training initiatives as requested byRegionalleadership. Fosters a culture of accountability, service, and ethical conduct consistent with TRG Management values. Compliance, Risk, and Reporting Ensures compliance with all applicable federal, state, and local requirements, including Fair Housing, and with the requirements of any applicable affordable housing program (for example HUD, Section 8, or Low-Income Housing Tax Credit). Overseesfile audits, recertifications, and regulatory reporting for assets subject to affordable housing compliance. Manages the eviction process in coordination with legal counsel and ownership, in compliance with court orders and applicable law. Maintains complete and accurate records and completes all required administrative reporting on time. Owner and Client Relations Serves as a primary point of contact for ownership on the assigned asset or portfolio; prepares and presents periodic performance reporting. Provides support and analysis to ownership relative to financing, acquisition, disposition, or repositioning of the property. Escalates material risks, deviations from plan, and reputational issues toRegionalleadership promptly and with a recommended course of action. Supervisory Responsibilities Manages subordinate supervisors who oversee employees in Maintenance and Office functions, including bookkeeping and accounting, andisresponsible for the overall direction, coordination, and evaluation of those employees. Also directly supervises non-supervisory employees. Where the position carries a portfolio, the Senior Property Manager may provide indirect oversight of on-site Property Managers and their teams. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable law. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems. Communication — Speaks clearly and persuasively in favorable and unfavorable situations; writes clearly and informatively; listens for understanding and confirms it; presents credibly to ownership. Compliance and Risk Management — Knows and applies Fair Housing and applicable program requirements; recognizes exposure early; documents thoroughly; escalates appropriately. Planning and Execution — Prioritizes competing demands; sets goals and realistic action plans; coordinates projects to completion on time and on budget. Adaptability and Change Leadership — Adjusts approach to fit changing conditions; communicates change effectively; prepares and supports those affected and monitors the transition. Ethics and Professionalism — Works with integrity; keeps commitments; maintains confidentiality; treats others with respect regardless of position; accepts responsibility for outcomes. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and Experience Bachelor’s degree in business, real estate, finance, or a related field preferred; or anAssociate’sdegree combined with equivalent progressive experience. Minimum of five to seven years of progressive residential property management experience, including at least two to three years managing a property as Property Manager or in an equivalent role. Demonstrated accountability for a full operating budget, including preparation, variance analysis, and corrective action. Experience managinga largeor complexasset(high unit count, mixed-use, lease-up, or repositioning) or a multi-property portfolio. Experience supervising and developing on-site teams, including salaried supervisors. Affordable housing compliance experience (HUD, Section 8, or Low-Income Housing Tax Credit) strongly preferred and required for assets subject to those programs. Certificates, Licenses, and Registrations Industry designation such as CPM, ARM, CAM, or CAPS preferred. Affordable housing compliance certification such as HCCP, COS, or TCS preferred; required for assignments to affordable or HUD-regulated assets. Valid Florida driver’s license and reliable transportation required, particularly for portfolio assignments requiring travel between communities. Florida real estate license,whererequired by the assignment. Language Skills Ability to read and interpret documents such as leases, management agreements, regulatory guidance, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write reports, correspondence, and performance documentation. Ability to present effectively to groups of residents, employees, and ownership. Financial and Analytical Skills Ability to perform all standard arithmetic operations and to compute rate, ratio, and percentage. Ability to read, interpret, and report on variance from a Profit and Loss Statement, and to build and defend an operating budget. Ability to interpret occupancy, delinquency, and market data and translate it into an operating decision. Reasoning Ability Ability to apply sound judgment to problems involving multiple variables and competing priorities, including situations not addressed by existing policy. Ability to carry out instructions furnished in written, oral, or diagram form, and to determine appropriate action independently where guidance is absent. Computer Skills Proficiency with property management and accounting software, spreadsheet software, and word processing software. Familiarity with the Company’s systems of record for human resources, payroll, and expense processing. Scheduling The employee is subject to schedule changes and additional hours as required by the position and his or her supervisor. This may include weekends, hours outside the normal course of business, and on-call availability for property emergencies.
