Join a workplace where success is a collective journey and leadership is a shared responsibility. \n \n MAINTENANCE SUPERVISOR \n The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property. \n \n Essential Duties & Responsibilities \n \n Maintenance Management \n Regular/daily onsite attendance is required \n Coordinate, schedule, and respond to resident/management requests and work orders \n Ensure all repairs and replacements necessary for community common areas and units \n Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns. \n Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager \n Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs. \n Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. \n Maintain hazard communications program; teach and promote safe work practices \n Participate in unit inspections as requested \n Responsible for essential control of community \n Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. \n Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit \n Participate in on-call emergency at community \n Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.) \n Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed) \n Personnel Management \n Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff \n Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed. \n Provide Community Manager input regarding employee performance evaluations \n Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. \n Promote harmony and quality job performance of staff through support and effective leadership \n Customer & Resident Relations \n Manage excellent customer service and monitor service request turnaround and responsiveness \n Projects a favorable image of the community to achieve property objectives and public recognition \n Ensure consistency in dealing with residents on all matters \n Enforce policies of the community that the immediate supervisor delegates \n \n \n Education/experience \n \n High School Diploma or Equivalent \n EPA & CPO certification required; HVAC desired. \n Ability to understand and perform all on-site software functions; basic computer skills required. \n Must have basic knowledge of Fair Housing Laws and OSHA requirements. \n \n \n Physical requirements \n MS @ Small – Mid Sized Properties with smaller staff \n \n While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others to exchange information, use wrists, hands, and/or fingers in repeating motions, identify and inspect objects and areas, assess the accuracy, neatness, and thoroughness of work assigned, and be able to work overtime, weekends, and night hours (on-call property emergencies). \n The employee is frequently required to move self into different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, etc., work in an overhead position and/or reach, operate machinery and power tools, operate motor vehicles and/or golf carts, adjust and move objects of 100+ lbs. in all directions, lift and place objects of 100+ lbs., exposed to outdoor weather elements (wind, precipitation) including low and high temperatures, and exposed to hazardous chemicals. \n The employee is occasionally required to remain in a stationary position, such as standing or sitting, for prolonged periods. \n \n \n MS @ Large Sized Properties with large staff \n \n \n While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others to exchange information, identify and inspect objects and areas, and assess the accuracy, neatness, and thoroughness of work assigned. \n The employee is frequently required to move self into different positions to accomplish tasks in various environments, including tight and confined spaces, ascend and descend stairs, ladders, ramps, step stools, etc., traverse flat and uneven terrain, work in an overhead position and/or reach, use wrists, hands and fingers in repeating motions, operate machinery and power tools, operate motor vehicles and/or golf carts, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals and be able to work overtime, weekends and night hours (on-call property emergencies). \n The employee is occasionally required to remain in a stationary position, such as standing or sitting, for prolonged periods, lifting and placing objects of 100+ lbs., and adjusting and moving objects of 100+ lbs. in all directions, and exposure to hazardous chemicals \n \n \n License/equipment \n \n Must have reliable transportation due to the emergency on-call requirement. \n \n At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to: skill set, background and training, certifications, etc. When selecting the top candidate to hire for a position, the offer we extend is dependent on the facts associated with each specific individual’s relevant experience for the role.
