Building & Grounds Maintenance Superintendent (15169, Grade 22)

Position Overview Campus Maintenance Superintendent – Largo HQ Campus, Prince George’s County, Maryland. The Maryland National Capital Park & Planning Commission (M‑NCPPC) is a bi‑county agency responsible for managing park systems and recreation programs in Montgomery and Prince George’s counties. This role reports to the Facility Services Division (FSD) and focuses on maintaining the building management systems and grounds of the new Largo HQ campus. Key Responsibilities Lead overall maintenance of building management systems (energy, security, elevator, HVAC, electrical, plumbing, etc.) and schedule preventative maintenance with certified contractors. Conduct inspections and assessments of building systems and grounds; investigate and resolve service requests and complaints from occupants, management, and the public. Test safety devices, recommend minor adjustments, and perform major repairs in your area of proficiency. Coordinate snow removal and other seasonal/season‑specific work. Plan and schedule maintenance work to meet federal, state, and local codes and regulations. Maintain administrative records, file reports, write and review requests for quotes (RFQs), purchase orders, and payment documentation. Act as liaison with engineers, contractors, and inspectors; communicate regularly with FSD leadership and the Executive Leadership Team regarding scope, timelines, and budget. Ensure safe work practices, use personal protective equipment, and respond promptly to emergencies. Maintain knowledge of new practices, equipment, and technology through certification, training, and professional development. Manage and schedule maintenance staff; assign tasks and provide leadership to lower‑grade employees. Minimum Qualifications High school diploma or GED and completion of an approved trade school in at least one building trade (e.g., electrical, HVAC, plumbing). Five years of progressively responsible related trades experience: four years at the journey level and one year as a lead building maintenance superintendent or Maryland first‑grade stationary engineer. Journey‑level license or certification required for area of proficiency (e.g., electrician, plumber, HVAC mechanic). Maryland first‑grade stationary engineer license preferred. Valid driver’s license. Equivalent combination of education and experience may satisfy the above requirements. Preferred Qualifications & Skills Knowledge of building maintenance, building management systems, and applicable federal, state, and local codes and regulations. Experience with safety and hazard precautions, OSHA, and ADA requirements. Ability to test instruments, use tools and methods for assembly, adjustment, repair, and maintenance of building equipment. Computer skills for work order tracking, email, word processing, and spreadsheets. Strong problem‑solving, organizational, and communication skills. Leadership skills to manage staff and coordinate with contractors, engineers, and inspectors. Interpersonal skills to provide customer service to staff, visitors, and users of the campus. Working Conditions Perform indoor and outdoor work exposed to weather, confined spaces, heights, dust, fumes, and electrical systems. On‑call for emergencies; may operate vehicles, tools, and equipment, and lift up to 100 lbs. Work may involve prolonged stationary periods, walking, climbing ladders, and operating hydraulic lifts.
