Optiline Enterprises | Virginia | In-Person / Jobsite | W-2 | $108K-$151K BaseThe OpportunityOptiline Enterprises is a large commercial specialty contractor specializing in drywall, metal framing, acoustical ceilings, insulation, and interior systems, with offices in New England, Tennessee, and North Carolina and currently expanding operations across the East Coast.We are on a disciplined path to becoming a $1 billion organization, and we are building the operational leadership necessary to support that growth.This is not a project coordinator role.The Project Manager owns the successful delivery of assigned commercial construction projects from preconstruction handoff through final closeout. This individual is accountable for financial performance, schedule, planning, client communication, safety, quality, and the coordination of field resources and trade partners.Our Project Managers work closely with Project Executives, field leadership, clients, subcontractors, and internal support teams to identify risk early, maintain project predictability, and deliver work that strengthens Optiline's reputation.This role provides a defined development path toward increased project responsibility, senior project management, and future Project Executive opportunities.What You Will DoOwn Project DeliveryLead assigned projects from preconstruction handoff through completion and closeoutDevelop and maintain project schedules, work plans, budgets, procurement plans, and project objectivesCoordinate architects, engineers, general contractors, field leadership, subcontractors, vendors, and internal teamsIdentify schedule, scope, budget, and constructability risks early and drive them toward resolutionMaintain accurate and complete project documentationProtect Financial PerformanceOwn project budgets, cost projections, labor performance, purchasing, billing, and change managementReview project financial performance monthly and maintain accurate cost-to-complete forecastsMonitor labor productivity and implement corrective action when performance falls behind planPrepare, price, negotiate, and track change ordersProtect contract margin while maintaining strong client relationshipsSurface financial risk early rather than allowing problems to growLead Field and Trade CoordinationPartner with field leadership to develop manpower plans, work sequences, and short-term production goalsProvide foremen and project teams with clear expectations, information, and work plansCoordinate subcontractor buyout, contracts, scheduling, billings, and change ordersSupport material and equipment procurement to maintain workflow and productivityResolve coordination issues directly, professionally, and within established decision-making lanesBuild Strong Client RelationshipsServe as a primary point of contact for clients on assigned projectsCommunicate project status, risks, changes, and required decisions clearly and consistentlyBuild trust by following through on commitments and addressing problems before they become surprisesRepresent Optiline professionally during meetings, site visits, and project communicationsHelp create repeat business through dependable project executionDrive Safety, Quality, and CloseoutReinforce Optiline's safety expectations across every assigned projectPartner with Safety and field leadership to address unsafe conditions and maintain complianceImplement project-specific QA/QC expectations and regularly inspect completed workManage RFIs, submittals, shop drawings, punch lists, closeout documents, and warranty requirementsDeliver completed projects that meet contractual requirements and Optiline's standards for workmanshipFirst-Year PrioritiesLearn and consistently follow Optiline's project management systems and operating standardsAssume ownership of an assigned project portfolio and establish clear project operating rhythmsDevelop accurate project forecasts for revenue, billing, cost, labor, and profitabilityBuild productive relationships with clients, field leaders, subcontractors, and internal partnersImprove planning, documentation, and risk identification across assigned projectsMaintain strong safety, quality, schedule, and client-performance standardsDemonstrate the capacity and judgment required to manage increased project volume and complexityWho We Are Looking ForThe ideal candidate understands commercial construction and knows how to take ownership of a project.They can read the drawings, understand the contract, manage the financials, coordinate the field, communicate with the client, and recognize when a project is beginning to move off plan.They do not wait for someone else to solve problems. They identify issues early, communicate directly, and take disciplined action to protect the project, the client relationship, and the company.Required3-5 years of commercial construction project management experienceExperience managing specialty construction, interior systems, or related commercial scopesAbility to read and interpret construction drawings, specifications, contracts, and project documentsExperience managing project budgets, schedules, labor, purchasing, billing, and change ordersStrong financial judgment and the ability to identify issues that could affect project profitabilityAbility to manage multiple priorities and projects in a fast-paced environmentStrong written and verbal communication skillsWorking knowledge of Microsoft Excel, Word, and related business softwareValid driver's license and ability to travel to assigned jobsitesStrongly PreferredExperience with commercial drywall, metal framing, acoustical ceilings, insulation, or interior systemsExperience managing subcontractors and field production teamsExperience performing quantity takeoffs and pricing change ordersFamiliarity with Procore, Bluebeam, Microsoft Project, or similar construction technologyBachelor's degree in Construction Management, Engineering, Business, or a related field, or equivalent demonstrated experienceWho Thrives at OptilineWe are a high-energy, fast-paced construction company.
