Senior Apartment Maintenance Technician

Salary: $70,000 per year Job Type: Full-time Location: Denver metro area - work is performed on-site at our apartment properties RuntBro Management is looking for an experienced, hands‑on maintenance professional who can work independently and take ownership of apartment repairs and turnovers from start to finish. We are looking for someone who knows how to troubleshoot, repair, and finish the job. We focus on improving and maintaining older apartment properties and providing clean, safe, attractive, and affordable homes for our residents. The Position: This is a hands‑on maintenance position, not a management or desk position. We are looking for someone who can walk into an apartment, diagnose a problem, determine the right repair, and get the job done without needing constant supervision. A major responsibility of this position is turning vacant apartments and getting them rent‑ready quickly. You will be expected to assess what needs to be done, complete repairs efficiently, communicate material or specialized repair needs, and take responsibility for getting the unit finished and ready for the next resident. The position also includes responding to resident maintenance requests and handling routine repairs throughout our properties. Typical Work Includes: Troubleshooting and repairing plumbing problems, including toilets, faucets, disposals, leaks, drains, and fixtures Diagnosing and completing basic electrical repairs, including switches, outlets, fixtures, and lighting Troubleshooting and repairing appliances when practical Drywall repair, patching, painting, caulking, and finish work Repairing and replacing doors, locks, cabinets, trim, hardware, and fixtures Minor carpentry and general building repairs Flooring repairs and installation as needed Completing apartment turnovers from move‑out through rent‑ready condition Identifying repairs needed during unit turns and communicating material needs Responding to resident work orders promptly and professionally Identifying developing maintenance problems before they become larger and more expensive Keeping tools, supplies, and work areas organized Documenting completed work and communicating with the property management office Who We Are Looking For: The right person is an experienced problem solver and self‑starter. You should be comfortable receiving a list of apartments or work orders, determining how to approach the work, prioritizing your day, and getting the work completed without someone supervising every step. You should have: 3+ years of hands‑on apartment maintenance, residential maintenance, remodeling, construction, or comparable experience preferred Broad practical knowledge of plumbing, electrical, appliances, drywall, painting, carpentry, doors, locks, fixtures, and general repairs Strong troubleshooting skills and the ability to figure out why something isn't working Experience turning vacant apartments and preparing units for new residents The ability to determine what can reasonably be repaired versus what should be replaced Good judgment about when a repair requires a licensed or specialized contractor Good time‑management skills and the ability to prioritize multiple jobs Pride in workmanship and attention to detail A strong work ethic and sense of urgency Professional communication skills when interacting with residents and staff The ability to use a smartphone or tablet for work orders, photographs, and communication A valid driver's license and reliable transportation What Success Looks Like: A successful person in this position does not need someone standing over them telling them what to do next. When given a vacant apartment to turn, you assess what needs to be done, make a plan, communicate what you need, complete the work efficiently, and get the apartment ready for the next resident. When given a maintenance problem, you troubleshoot it rather than immediately assuming something needs to be replaced or an outside contractor needs to be called. At the same time, you recognize when a problem requires a licensed or specialized professional. You understand that both quality and speed matter. A repair should be done correctly, and a vacant apartment should not sit unfinished because work wasn't organized or completed promptly.
