Solid Hammer LLC is seeking an experienced, highly organized Bilingual Residential Rehab Project Manager to lead residential renovation projects throughout the Greater Houston area.

We are a high-volume residential renovation company with a consistent pipeline of projects. Our affiliated real estate companies have already completed more than 100 homes this year , and we expect to manage approximately 120–150 residential projects annually .

This is a hands-on leadership position for someone who understands residential construction, knows how to manage contractors, and can take ownership of multiple projects from start to finish.

Our goal is simple: complete quality renovations on time and within budget.

Responsibilities

• Manage multiple residential rehab projects simultaneously
• Visit job sites regularly and inspect construction progress
• Manage contractors and subcontractors
• Review and manage scopes of work and project budgets
• Obtain and compare contractor bids
• Negotiate labor and project costs
• Establish and maintain project schedules
• Monitor budgets and control change orders
• Identify delays and construction problems early and find solutions
• Coordinate permits and inspections when required
• Perform quality-control inspections
• Manage punch lists and final walkthroughs
• Maintain progress photos and accurate project documentation
• Provide organized project updates to management
• Ensure properties are completed on time, within budget, and according to company quality standards

You Will Have Support

You will not be expected to handle everything alone .

Solid Hammer LLC already has a dedicated Project Assistant who helps with:

• Preparing and placing material orders
• Coordinating deliveries and pickups
• Following up with suppliers
• Assisting with contractor scheduling and coordination
• Maintaining project information and administrative documentation

This allows the Project Manager to focus primarily on field operations, contractors, budgets, schedules, problem-solving, quality control, and completing projects.

Qualifications

• Bilingual English/Spanish REQUIRED
• Residential construction or remodeling experience required
• Experience managing contractors and subcontractors
• Strong understanding of residential renovations
• Experience managing multiple projects simultaneously
• Strong organization and time-management skills
• Strong negotiation and problem-solving abilities
• Comfortable using computers, smartphones, apps, spreadsheets, and project-management systems
• Able to work independently and make decisions
• Reliable transportation
• Must live in the Greater Houston area

Experience with fix & flips, investor-owned properties, residential remodeling, make-ready projects, restoration, or residential construction supervision is highly preferred.

Compensation

Base Salary: $65,000 per year

PLUS Performance Bonuses

Project Managers can earn up to $325 per successfully completed project , based on:

• Successful project completion and quality-control approval
• Finishing within the approved budget
• Finishing within the established project timeline

Additional annual performance bonus of up to $15,000 based on overall department production and performance.

Expected Total Compensation for a Strong Performer: $100,000–$120,000+ per year

High performers in high-volume years have the opportunity to earn $125,000+ .

Performance bonuses are designed to reward Project Managers who consistently deliver projects on time, on budget, properly documented, and at our quality standards.
