About Us

We are a growing property management company committed to maintaining high-quality apartment communities and providing exceptional service to our residents. We are seeking an experienced and motivated Maintenance Supervisor to oversee maintenance operations for our Jacksonville community.

Position Summary

The Maintenance Supervisor is responsible for leading maintenance operations, ensuring all repairs, preventive maintenance, apartment turns, and capital improvement projects are completed safely, efficiently, and in a timely manner. This position supervises maintenance personnel, coordinates vendors, maintains compliance with Company standards, and partners with the Property Manager to deliver outstanding resident service.

Essential Duties and Responsibilities

• Supervise, coach, and lead maintenance technicians and maintenance support staff.
• Plan, assign, and monitor daily maintenance activities and work orders.
• Ensure timely completion of resident service requests and maintenance repairs.
• Oversee preventive maintenance programs and routine property inspections.
• Coordinate apartment turns and make-ready schedules.
• Monitor maintenance inventory, supplies, and operating budgets.
• Obtain vendor proposals and coordinate contractor services as needed.
• Ensure compliance with OSHA, EPA, Fair Housing, and Company safety policies and procedures.
• Troubleshoot HVAC, plumbing, electrical, appliance, and general building maintenance issues.
• Participate in the on-call rotation and respond to maintenance emergencies as required.
• Maintain accurate maintenance records, reports, and documentation.
• Work closely with the Property Manager to identify, prioritize, and resolve maintenance needs.
• Perform additional duties as assigned.

Qualifications

• Minimum of three (3) years of maintenance supervisory experience in multifamily housing, property management, or a related field.
• Strong working knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
• Proven ability to lead, train, and motivate maintenance staff.
• Strong organizational, leadership, and problem-solving skills.
• Excellent customer service and communication abilities.
• Valid Florida driver's license and reliable transportation required.
• Ability to lift up to 50 pounds and perform physical maintenance duties as needed.

Preferred Certifications

• EPA Certification (Required)
• HVAC Certification (Preferred)
• CPO Certification (Preferred)
• CAMT Certification (Preferred)

Schedule

• Full-Time
• Monday – Friday
• Participation in the on-call rotation and occasional overtime as business needs require.
