About LandQuire

LandQuire is a Miami-based real estate private equity and land entitlement firm. We acquire, entitle, and develop land and income-producing assets across the US (Florida, Texas, New York, and more), with an active financing pipeline of roughly $10M per month across entitlement, construction, value-add, and cash-flowing deals.

The Role

We're hiring a full-time debt specialist to own our lender relationships. Your job is to finance our deals: refinance existing debt on four parcels in our portfolio, source construction loans, and line up acquisition and bridge financing for new deals as they come in. You'll be on the phone with lenders every day.

What You'll Do

Refinance existing debt on four parcels and secure construction financing for upcoming phases

Source acquisition, bridge, land, construction, and permanent debt for new deals

Run the full process: lender outreach, term sheet negotiation, underwriting packages, due diligence coordination, and closing

Maintain and expand relationships with banks, credit unions, private lenders, debt funds, and hard money lenders

Build and manage a lender database with active quotes and appetite by asset type and geography

Prepare loan packages (executive summaries, financials, pro formas, entitlement status) with our team

Track all loans, maturities, covenants, and draw schedules

Report weekly on pipeline status, terms received, and next steps

What We're Looking For

3+ years in commercial real estate lending, mortgage brokerage, or capital markets

An existing network of lenders you can call today, particularly for land, construction, and value-add deals

Solid understanding of loan structures, DSCR, LTV/LTC, recourse vs. non-recourse, and construction draw processes

Comfortable with financial models and loan packages

Persistent, organized, and able to close deals under deadlines

Based in Miami and available full-time, on-site

Spanish or French is a plus

Compensation & Terms

Independent contractor (1099). You are responsible for your own taxes, insurance, and benefits.

$3,000/month base retainer, paid monthly

1% commission on the funded amount of every loan you close, paid within 15 days of funding. Applies to refinances of our existing portfolio as well as new deals.

With our current pipeline, a strong performer's commissions will significantly exceed the base

Full-time commitment: Monday–Friday, on-site in Miami

Business expenses (lender meetings, travel, data tools) reimbursed with prior approval

Reports directly to the CEO

90-day initial period, then ongoing month-to-month agreement

Confidentiality and non-solicitation agreement required

Path to a Head of Capital Markets role as the platform scales
