Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Property Details Property Type: Stabilized, Mid‑Rise; Unit Count: 92; Schedule: Fridays, Saturdays & Mondays 9AM‑6PM. Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, criminal background checks, and preparing lease and move‑in packages. Inspect apartments prior to resident move‑in to ensure move‑in‑ready condition and coordinate any necessary maintenance. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies on concessions and specials. Design and execute marketing activities to generate traffic, including resident referral programs, employer outreach, internet marketing tools, and other community‑specific initiatives. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record leasing activity, manage data, and capture demographic information. Maintain show quality by inspecting marketing corridors, merchandising units, and ensuring an appealing presentation. Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or calls. Support the lease renewal program by preparing renewal letters, contacting renewing residents, and ensuring timely signing. Respond promptly to resident and client/owner concerns, solving problems or escalating as needed. Requirements 1–2 years of related experience, preferably in leasing. Incentive‑based bonus eligibility. Licenses or Certifications All licenses and certifications required by state and local jurisdiction. Valid driver’s license to operate a golf cart on the property. Physical Demands Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Push, pull, lift, carry up to 25lb independently and 50lb with assistance. Flexible schedule, including call‑outs during evenings, weekends, and holidays. Compensation and Benefits Hourly range: $22.12–$24.00 (SanFrancisco). May be eligible for quarterly, annual, weekly, monthly, or quarterly bonus programs depending on corporate or onsite position status.
