Property Maintenance Manager in Albany

Requirements Day to day management experience in the apartment industry managing 500+ apartments. Hiring, training and overseeing staff and building strong teams. Bidding, negotiating and implementing contracts. Experience in developing capital improvement projects and direct oversight through completion. Reviewing and analyzing various reports for trends, opportunities and potential problems. Extensive knowledge in maintenance, apartment turnovers, building components and facility related issues. Customer service. Snow removal. Hands on position. On call responsibilities. Qualities Leadership skills to motivate employees towards a common goal. Ability to implement policies and procedures. Ability to effectively communicate, written and verbally, to vendors, superiors and subordinates. Organizational skills to handle many tasks at the same time, achieve deadlines and work effectively and efficiently. Have an acute ability to create and implement operating efficiencies.
